This office is a real thing of beauty. Huge car park. Landscaped grounds. The exterior is virtually maintenance free and its incredibly easy to divide up into apartments. This is a nice, modern office unit with a desirable location in a wealthy town. The ground floor is let to a business paying considerable rent with an agreed increase in a couple years. There is a car park at the rear. Its position and construction lends itself perfectly to conversion to luxury single bed apartments. Our plan would be to purchase (£2+m) with our JV partners, develop the upper floors and sell off the apartments. The expected return on investment is expected to be in the region of 20-25% in 2 years or less.

Over the last few days I have looked at several office blocks with a view to convert under permitted development rights to dwellings. Of those visited two are of major interest to Creative.
I will post a few details to provide some idea of what we do...
