Solve secures planning permission for former Council Offices in Aylesbury
We have received planning permission for the refurbishment and extension of the Old County Offices in Walton Street Aylesbury. The scheme will provide 46 apartments.
It is an important, landmark building which is part of the town’s civic heritage but has been empty for a number of years with its primary role having been taken over by the more modern offices of the former Buckinghamshire County Council and its use diminishing in the years which followed.
The scheme is based on a sensitive design from Avanti Architects which respects the retained elements of the OCO, part of the town’s past, and also creates a contemporary extension which looks to the town’s future.

We have secured a Certificate of Lawful use for an unrestricted Class E use at a property in Bracknell Forest. This Certificate secures an Class E use for a building that was previously deemed to be in a Class B1 use and is the first case of this we have seen since this new legislation. Securing an Certificate of Lawful use for a Class E use in this way removes any level of uncertainty that may exist with applying this new use class. It will may also assist when marketing properties enabling consideration of a wider range of tenants for a property. This week we were pleased to received an allowed appeal for a site at Preshaw Crescent, Mitcham. On behalf of a long-standing client and working alongside SM12 Architects, we were instructed in March 2019 to advise on the possibility of a revised scheme due to protracted pre-application and application negotiations with the Council with an unsatisfactory outcome. Our advice concentrated on preparing a revised scheme that would address all previous concerns and would be suitable proposals for a planning application; key issues related to character, privacy, overlooking, highways and amenity space. A new application was submitted in November 2019. The application progressed well with the Council receiving positive consultation responses but then the process was halted with the Covid-19 pandemic. With little progress made with the Council we submitted a non-determination appeal in July 2020 in an attempt to break the deadlock. The application was subsequently considered at planning committee in August 2020 where the Council indicated that they would have been minded to approve the application. The appeal was considered by PINs and a decision was received this week which allowed the appeal. The proposals will provide 8 dwellings on a site close to Mitcham town centre.

We are very pleased to have secured outline planning permission for up to 79 houses on brownfield land in the Green Belt at Grove Park, White Waltham. This was in the context of proposed changes to the emerging Borough Local Plan which sought to remove the site as a housing allocation and retain the land as an employment site. The planning committee agreed that the proposed development was in accordance with the adopted development plan. The project team was formed of OSP (Architect), Odyssey (Flooding), Aspect (Landscape), Ethos (Ecology), Iceni (Highways) and David Archer Associates (Trees)

We are very pleased to have secured planning permission on behalf of Vanderbilt Homes for a high quality Arts and Crafts style development in Walton-on-the Hill in the borough of Reigate and Banstead. The development will bring forward 14 new dwellings in a sensitively designed proposal by Lytle Associates Architects which the Council agreed respected the predominantly verdant setting of the Walton on the Hill Area of Special Residential Character. The application was a result of a positive pre-application discussions with planning and design officers at the council and consultation with local residents. Simon Jones Associates advised on trees.

Local Plan Allocation, Virginia Water

We have been acting on behalf of a group of landowners at Trumps Green Road, Virginia Water during the Runnymede Local Plan process. With the adoption of the Plan this summer we secured an allocation for 140 dwellings (Site Ref SL10). We worked with WaM Architecture who produced the Masterplan for the site. Solve worked on the Local Plan submissions and appeared at the Local Plan Examination, promoting the land.
