Summer is a great time to view property: more natural light gives you a good feel for the space, you can usually view the garden comfortably and you can better understand how indoor and outdoor spaces work together. But that said, don't let the sunshine distract you from potential issues, and the summer itself can bring some aspects that you should be aware of.
For example:
π South-facing glazing and gardens:
β Bright, naturally lit rooms.
β Potential energy savings in winter.
β Nice, bright outdoor spaces.
β Risk of overheating in summer.
β Possible fading of furnishings and flooring.
β You may need to add aspects of shade in the garden.
βοΈ Conservatories and extensions with large expansions of glazing:
β Extra living space and garden views.
β Attractive, light-filled rooms.
β Can be too hot in summer and cold in winter.
β May have higher maintenance and energy costs.
With these aspects in mind, we recommend that during your viewing, you should check for good ventilation, signs of condensation, and any cracking or movement around large glazed areas. Of course, a professional survey will also highlight any areas of concern, and it's important to read the report that accompanies the EPC rating, too.
