Mortgage Costs rise again due to the stubborn inflation….

Some Leading banks have started increasing 2 & 5 year Fixed Rates & 60% LTV Mortgages, that are coming to an end this year 😢

Making it tougher on more families to survive. I was speaking to an owner today, paying over £1,000 per month for he’s mortgage just for a 4 bed house.

How do people survive?

What are peoples thoughts?

There will be a wave of Repossessions if it continues 😢

Rob Moore was saying the other day that or less you’re rich you are going to struggle big time & I think he’s right 😢

The increases come after forecasts for when the Bank of England will cut interest rates are pushed back.

Last week was a tough week work wise 🥲

I’ve come to realise when you’re having a tough week, this is totally normal & not to beat yourself up 👊 about it. So I decided to take the day off & reflect yesterday, I choose stupidly to watch the Manchester United vs Coventry FA Cup Semi Final thinking that would help 🤣 it just made me more stressed as a Utd fan 🤣

On a serious note though, it gave me time to reflect on what was working in my business & what wasn’t & what I needed to change 💪

It’s amazing what a relaxing chilled out day could do. I woke up this morning completely revitalised & ready to start a new week, only concentrating on 2 things which will push my business to the next level, not wasting anymore time & energy that wouldn’t 👌

By Monday morning I had a call with a business who I met at a networking event & they will be interviewing me on their podcast, looking to collaborate with one of my friends & fellow Deal Packager on Supported Living & Social/Emergency Housing in he’s area & onboarded another Supported Living Provider to work with. Very important call understanding their needs & exactly what they are looking for, exciting times, it’s not about what we want it’s what they need & if I can help them, that’s amazing 🤗

I’m a workaholic & very rarely take breaks, but after yesterday I will definitely be taking more breaks & constantly re-evaluate what is working & what isn’t to constantly improve my business, as they say, move the needle 👌

Belief is everything…..

I’ve got to say Coventry FC should be so proud of themselves today, they should have gone through to the FA Cup Final 💪 Manchester United FC are embarrassing 😢 They should take a leaf out of Coventry’s book, they might learn something 🤣

It just goes to show, it doesn’t matter how much money they spend on players or supposedly one of the biggest clubs in the world, I’m not so sure 🤣

Manchester United FC have spent millions on players who play as individuals, whereas Coventry FC don’t have the opportunity of that sort of money. Even without this they choose to work as a team & believe that they can beat anyone 👊 It was only luck that cost them today.

My point is, whether you are a football fan or not 🤣 business is the same. If you don’t have the skills, belief or determination, you will never succeed 👌 Money helps, but it won’t do it for you, yes having money means you can get education or mentor/coach, but you have to take action 💪👊

I was also listening to a motivational video this week with Mike Tyson talking & he was saying the same, he said he believed he was a champion when he was a teenager, well before he became World Heavyweight Champion, as he said if he didn’t believe there was no point 👊

Sport & Business is no different, it’s all about what you believe & what action you take, not what you have. If you have dreams, go for it & make sure you make it happen 💪👊

Just finished my Land Sourcing Training with Planning Gain Experts 👊. It’s very detailed & everything we need to succeed. I missed land sourcing from when I started a few years ago, so decided to give it another go 💪

Looking forward to appraising sites & sending them over to the team. Planning Gain Experts really excited me in what I could achieve, not only sourcing land, but also learning how to take it through from sourcing & the planning stage all the way through to developing the project. 💪

This is my Story……

I’m doing this as a part of my with Sarah Poynton-Ryan

I grew up in a Working Class Family & was always told when I got to 18 go onto the Council List to be able to get a place of my own.

So Social Housing is important to me, as that’s how I got my first property 👌

There is such a shortage of Social Housing all across the country & even more waiting for Emergency Housing. This is one of the Main reasons I want to get involved & be able to give back.

I originally got into Property after having a High Speed Car Crash nearly 6 years ago & was left with injuries which meant i couldn’t go back to being a Painter & Decorator, unfortunately 😢

I had always wanted to Flip properties & used to watch Homes Under The Hammer & Grand Design, which i know is a bit sad 🤣

So I decided to just go for it, I had absolutely nothing to lose by giving it a go & started doing free courses & watching as many free webinars in the evening, researching as much as I could & getting educated with a few different mentors, some great ones ☺️ & some poor ones 🙈. I decided to be a Deal Sourcer whilst building my Power Team, which would become the Foundations of my business & started selling deals 👊

I’m now in a position to start doing Emergency Housing & Supported Living through the Connections I have made, whether it’s through Social Media or Attending Networking Events & ready to take my business to the next level 💪

I am now looking to work with Landlords & Developers to provide this housing & then I will start looking to convert empty buildings into Social Housing, Supported Living or Emergency Housing Units 🏚️

My Vision is to help as many vulnerable people as possible to be housed either through working with Landlords & Developers or to take empty properties & bring them back to life 🏠

My Mission is to provide as many properties to these Providers, while also working with other people across the country, who are also looking to help & who are passionate about making a difference. In this particular industry, without being caring & compassionate this won’t work, it’s not just a business, it’s about making a difference to peoples lives 🙏

Started a 5 day Raising Finance challenge with Sarah Poyton-Ryan yesterday.

Enjoyed learning how to work out who our Ideal Client is otherwise we will never know truly who we are looking to work with.

I met Sarah at a Social Media Event recently, but my first ever Property Course & how I got into Property was through Sarah. It’s come full circle & I’m determined to finish this challenge this time 💪👊

Keep educating yourself & learning, it’s key to our success 👌

This is really sad to see…..

A lady in her seventies getting evicted through no fault of her own & having to wait for the Bayliffs to evict her to potentially be able to be rehoused due to her then being classed as homeless. Her pension wouldn’t cover the ever rising rent increases 😢

How many more people are in this situation?

The government taxing landlords so much that they’re forced to sell up & their poor tenants left on the streets. How is this going to help the housing shortage 🙈

I really don’t understand our governments way of thinking, it’s ludicrous 🙈

Had a great meeting with Mary today, who I met at a Networking Event last month.

Follow up is the key to success & I know I’m guilty of not doing this sometimes, but I am getting better 🤣

We met at the The Property Twins Cafe in Watford & it was nice to meet one of the Twins, Gavin as well 👌

It was nice to listen to he’s achievements over the last few years as well 👌 We discussed different strategies he’s using, what is working well, what isn’t, which was really good.

Mary & myself were discussing what we both want to do & are going to hopefully team up & help each other 👊💪

Looking forward to going to The Property Twins next Networking Event 🤗

Persistence pays off…..

I’ve been trying to figure out a way of helping others through Property since I started in property a few years ago. I always wanted to help the homeless & ex military with PTSD that are homeless & need help to get their lives back on track. Domestic Abuse Victims, people who need emergency housing etc. I’ve also been interested in the Supported Living side too 😢

I tried contacting my local council a few times to say I could help them with the shortage of Social Housing by taking empty properties & refurbishing them, but would just hit a brick wall each time 🙈

After doing a Supported Living challenge at the end of February with Alex Baker & Max Rayner who are doing amazing things, winning awards 👊 well done guys. I’ve now finally found a way in with your advice & knowledge 💪

I’ve done a Social Housing Course a few years back & also followed what Lisa Brown has been doing within her supported living group, which she is smashing at the moment 👊 credit it to her 👌 well done 👏

I spent most of the Easter Weekend researching providers & writing down a list of who I wanted to potentially work with, but how we were taught on the challenge & started reaching out to them this week. I’ve had a few no’s which is fair enough, but mainly because they’re not needing anything.

Today though I’ve had a few breakthroughs 💥 One provider has given me a list of properties they need to rent as they are moving out of their current building to rebuild a new building to house more vulnerable people, as they also have a lot of people on their waiting list too. This one is going to be a challenge as they will need to do adaptions to the property for physically disabled people, although they will pay for this. I’m up for the challenge 👊💪

I want to be able to make a difference to vulnerable peoples lives, I can’t do it alone, the same as the providers can’t, but we can do it together.

There’s Landlords that are selling up or struggling so why not work with us instead & you can start profiting again as well as helping your local community.
