⭐️SFI 2026 - What to Expect ⭐️

📅 June 2026 - to open for "small farms" (less than 50ha) and those without an existing ELM agreement (ELM agreements include SFI 23, SFI 24, HLS and CS Mid Tier)

📅 September 2026 - Window 2 to open for all farms.

💷 New agreements will have maximum cap of £100,000 per annum
1️⃣ One SFI 2026 agreement per farm
✏️ No SFI Management Payments
3️⃣ All actions will now have a 3 year duration
🌾Rotational areas cannot be increased in value or area from the first year of your agreement (parcels can still be rotated)
⬇️Actions reduced from 102 to 71
❌ Report writing actions, species rich grass, cattle grazing supplement and winter cover after maize crops have all been removed.

These popular actions have had their payment rates reduced:
☘️CSAM3: Herbal leys from £382/ha to £224/ha
🪿CAHL2: Winter bird food from £853/ha to £648/ha
🌱CNUM3: Legume fallow from £593/ha to £532/ha

DEFRA has confirmed a new Sustainable Farming Incentive (SFI) offer will launch in 2026, aimed at supporting sustainable farming across England. The scheme is being redesigned to be simpler, fairer and more accessible based on recent feedback.

Proposed 2026 SFI dates:
📅 June 2026 – first application window, prioritising smaller farms and those without an existing environmental land management agreement.
📅 September 2026 – second window, open to all farmers.

🔎 What’s still unknown:
💷Specific actions and payment rates;
🌾The formal definition of “small farm”;
📖 Full eligibility criteria and scheme guidance. These will be released before applications open.

⭐️ Calling all Herefordshire landowners ⭐

The call for sites deadline has been extended until:
📆 31st January 2026

Herefordshire has a new housing target of roughly 27,260 new homes by 2045 and a new Local Plan is needed to accommodate this additional growth. This is an excellent opportunity to submit any land you own, even if it’s been previously submitted for consideration for inclusion into the new Local Plan.

Submissions can be for any size site and any use including residential 🏘️ commercial 🏭 renewable energy ☀️💨

This is a much more detailed call for sites than previous rounds, and previously allocated sites will need resubmission. Please do not hesitate to contact us for any further information or help submitting your site.

We would like to take the opportunity to wish all our clients a Merry Christmas 🎄 & a Happy New Year 🥂

The end of the year also marks the end of our second year of trading, and we thought the first year was busy 🤯

2025 saw:
🏡 More properties onto the market, the successful and speedy completion of The Goods, Craswall.

📕 Plenty of valuations and tax/succession advice.

🤝Huge variety of planning applications including log cabins, ménage’s, dog walking paddocks, slurry lagoons and countless agricultural buildings, and delightful BNG Small sites metrics!

💧🌱 Nearly 50 capital grants applied for in July, and over 20 agreements received and finalised from the previous year’s shut off. Plus SFI agreements 🏴󠁧󠁢󠁥󠁮󠁧󠁿 BPS applications 🏴󠁧󠁢󠁷󠁬󠁳󠁿 and all sorts of other schemes along the way.

🌾🐄 A massive variety of other work, new clients, government challenges and scheme changes.

So we’re over and out for 2025, and we look forward to doing it all again in 2026 🌟
