**PRICING**

A complex but accurate and incredibly useful spreadsheet for one of my clients.

My client gives me the base rates she wants to achieve at each point during the year and I translate it into this spreadsheet so I can design and implement an automated pricing strategy for her on Guesty.

This sheet has 20 tabs for each property she manages and each one auto-calculates the % increase I need to apply to her low season base rate to achieve the nightly rate she wants.

I create each bespoke spreadsheet for my clients as everyone gives me the price they want to achieve in a slightly different way.

This is just one of the ways that I don't expect my clients to bend to me and the tools I already have in place, but I bend to them and create them something that is just for them and their business.

Once it's done I can use it again and again to tell Guesty what to do to charge the guests to achieve the rate my client wants.

Pricing is critical to a STL business and can't be shortcut by dynamic pricing. I'm planning a blog on this very soon.

Today is website tweaking day for one of my clients. She had her website built elsewhere, but with stock photos so I'm now going through and making small changes, plus adding her own property photos.

Aren't these rooms stunningly beautiful? :-)

Did you know I can run a pricing comparison against all of your competitors?

I can go as far as you want me to with the data to show you what others are charging then let you know how you compare.

I can then create a bespoke seasonal pricing plan that can be used on whichever platform/s you use, and with whichever PMS software you use.

I can do this for UK or international hosts. These two clients on my screens are in South Africa and the USA.

I do not use AI for this.
