Renters' Rights Act: this morning MHCLG has published:

📌 The official version of the Information Sheet to supply to existing tenancies by 31 May 2026.

📌 Example versions of the new tenancy forms which must be used from 1 May (Note: these are for information only and can't be used yet)

We're looking at everything in detail and will provide clients with further updates soon.

🏛️ Renters’ Rights Bill – October 2025 Update

🚨 Major change is days away.
The Renters’ Rights Bill returns to the House of Commons this Wednesday for its final approval. Once MPs agree on the final wording after a short debate, the Bill will go straight for Royal Assent — meaning it could officially become law within days.

This is one of the biggest overhauls of the private rented sector in decades.

🔍 What’s Changing

✅ End of fixed-term tenancies – all new tenancies will move to a rolling, month-to-month basis, giving tenants flexibility but removing landlords’ ability to lock in terms.
✅ Ban on Section 21 ‘no-fault’ evictions – landlords will need a clear legal reason (such as rent arrears or property sale) to regain possession.
✅ Fairer rent increases – rises will be limited to once per year and must follow a formal notice route. Tenants can challenge any increase through the tribunal.
✅ New Private Rented Sector database – every landlord must register their property, improving transparency and compliance.
✅ Better housing standards – tougher “Decent Homes” rules mean all rental properties must meet higher quality and safety standards.
✅ Limits on upfront rent and fees – landlords will no longer be able to demand multiple months of rent in advance.
