A Yorkshire sale that delivered fast results.

When the traditional route stalled, auction created momentum. The property sold in 28 days, above guide price, with a clear process from start to finish.

For estate agents, solicitors and property professionals, that is the value of having a flexible route to market.

Three weeks. One Yorkshire sale.

A local vendor needed speed, certainty and a clean exit. We launched the property to auction, managed the process transparently, and secured a result in 21 days.

The outcome. £18,500 above guide.

For estate agents and professional advisers, this is why auction can be the right alternative route to sale. It creates momentum, protects relationships, and delivers a clear result.

Term out your development loan — refinancing from build to sell.

Once a scheme reaches practical completion, the construction risk is resolved. Development finance rates reflect construction risk. Development exit bridging rates reflect sales risk — which is lower.

Refinancing at practical completion onto a development exit bridge reduces the ongoing interest cost, manages loan maturity, and allows the sales programme to continue at the right pace without a deadline forcing discounted sales.

We introduce developers to specialist development exit lenders. RC Private Clients is an introducer only and is not FCA regulated.

Development finance vs bridging finance — the key difference.

Development finance is for properties being substantially changed (new build, conversion, heavy refurbishment). Assessed against GDV. Staged drawdowns. Interest rolled up. Timeline follows the build programme.

Bridging finance is for properties purchased in their current state, with a short-term exit through sale or refinance. Assessed against current value. Single advance or staged for works. Terms typically 3-24 months.

The right product depends on the nature and scale of the project, the borrower's track record, and how the works are being managed.

We help clients identify the right product for their situation. RC Private Clients is an introducer only and is not FCA regulated.

Ground-up development finance: the basics.

Ground-up finance funds new build property from an empty site or full demolition. It is the most demanding category in terms of underwriting and lender criteria.

Lenders require a track record on comparable schemes, typically 20-25% developer equity, full planning with conditions discharged, a verified QS cost schedule, a credible professional team, and a clear exit supported by market demand evidence.

For developers who meet these criteria, ground-up finance is available from a range of specialist lenders.

We introduce qualifying developers to specialist lenders. RC Private Clients is an introducer only and is not FCA regulated.

What is refurbishment bridging?

Refurbishment bridging funds both the acquisition and works for properties that are not in mortgageable condition. The exit is a standard buy-to-let or residential mortgage once the refurbishment is complete.

Lenders assess the current value, post-works value, scope and cost of works, exit mortgage availability, and contractor credentials.

It is a practical tool for investors buying below-value properties and improving them to standard.

We introduce buyers to specialist refurbishment bridging lenders. RC Private Clients is an introducer only and is not FCA regulated.

Bridging finance for auction purchases.

Auction completions require funds within 28 days. Conventional mortgages cannot move at that speed. Bridging can.

Buyers who arrange bridging finance in principle before attending an auction are in the strongest position — due diligence on the borrower is complete before bidding, and only property due diligence remains after winning the lot.

A well-organised bridging transaction on a standard residential property can complete within 7-14 days of instruction.

We introduce buyers to specialist bridging lenders experienced in auction finance. RC Private Clients is an introducer only and is not FCA regulated.

How development finance works — the key stages.

Application and credit approval. Independent RICS valuation. Legal due diligence. Monitoring surveyor appointed.

Construction drawdowns released in stages against completed milestones. The monitoring surveyor confirms works before each drawdown. Funds are retrospective, not advance.

Interest rolls up during the build. At practical completion, units sell to repay the facility, or the loan is refinanced onto a development exit product.

We introduce developers to specialist development finance lenders. RC Private Clients is an introducer only and is not FCA regulated.

Funding Through SPV Structures: What Borrowers Need to Know

The use of Special Purpose Vehicles (SPVs) for property investment and development is now standard practice for experienced investors. Understanding how lenders approach SPV-held transactions helps borrowers navigate the process more efficiently.

Key considerations when borrowing through an SPV:

Lender appetite: Not all lenders are comfortable lending to SPV structures. Those that are typically require the SPV to have been incorporated specifically for the transaction or to have a clean credit history with no adverse entries.

Personal guarantees: Most SPV lending requires personal guarantees from the directors or beneficial owners of the SPV. This is standard and expected — the guarantee aligns the borrower's interests with those of the lender.

Corporate history: Lenders will review the SPV's company filing history, including any previous charges or filings at Companies House. A clean SPV with no unusual history is easier to place.

Group structures: Where an SPV sits within a larger group, lenders may require information on the parent entity and inter-company arrangements.

Tax structuring: Advisers and borrowers should ensure the SPV structure is tax-efficient for the specific transaction. This is outside our scope, but it is an important parallel consideration.

RC Private Clients facilitates introductions to lenders experienced in SPV and corporate property structures for qualifying transactions.
