Recently, several clients have approached me to carry out Fire Risk Assessments. They told me that when arranging a mortgage or buying/selling a property, the solicitors are now requiring them to provide a valid Fire Risk Assessment report. This was not really a requirement in the past.
Many of them only found out about this requirement two or three days before completion. They then came to me urgently, and I even had to carry out inspections on Saturdays.
I also checked with some colleagues in the industry, and they said that since last month, many banks have started requiring property owners to submit Fire Risk Assessment reports for mortgage applications.
So, for anyone planning to buy or sell a property, it’s best to check in advance whether a Fire Risk Assessment will be required. Otherwise, it can become very troublesome at the last minute.
