Grenfell: Uncovered. Raw, visceral, and deeply disturbing. Director Olaide Sadiq tells the heart wrenching story of this tragedy through the eyes of survivors, first responders and those who deliberately, and repeatedly, attempted to absolve themselves of responsibility for this hellish event.

Think Hillsborough, the Post Office scandal, and the UK Infected Blood Scandal to name just a few. Grenfell is now added to this ignominious list. The common denominators being the glacial pace of compensation to the innocent and institutional failure to hold those in positions of power accountable.

Worse yet, the wrongful prosecution of the innocent, through the judiciary and/or the media, doesn’t just betray a lack of compassion. It reveals in naked detail the cowardly indifference and contempt that those responsible hold for decent members of the community. Simply unforgivable.

Who Dares Wins...

What would you do? You’ve made the decision to sell your 1-BR investment property in a market where buyers are spoilt for choice. You have a steady income stream from the tenancy. Wouldn’t it make sense to list the property and see what develops? Perhaps. Instead, my client chose to:

1. Exercise the break clause in the tenancy agreement;
2. Redecorate all internal finishes to a high standard;
3. Invest in a professional staging company to furnish the apartment.

Why? They understood that to maximize the full potential of the property sale they needed to strategically pivot from viewing this as a yield generating asset to one where the goal was to maximize its capital gain. Were these goals mutually exclusive? Yes.

Obviously there was a cost to be reckoned with in lost rental income, redecoration, and staging. But this investment enabled the marketing campaign to be targeted at the owner-occupier market rather than limited to the investor community. The outcome? A favorable sale price and terms agreed in just seven weeks, in the dead of winter.

There were a number of moving parts to this sale. But the most important was a committed seller who had the courage of their convictions to back a high risk/high reward strategy. Who dares wins.
