SJW Consultant & Design has updated its services to provide a broader specialist consultancy model for clients planning commercial, hospitality and residential projects across London, the South East, the UK and selected international locations.

Our services now include interior design, brand and digital launch support, construction consultancy, project leadership, design coordination, procurement support, contractor coordination and full project delivery oversight.

Led by Stephen Ward, with 25+ years of experience, SJW brings together a trusted team of specialist consultants, designers, technical experts and delivery professionals. Each member supports a specific part of the process, from early concept and brand positioning through to technical coordination, site delivery, quality control and handover.

This gives clients one clear route from idea to completion, with the right expertise brought in at the right stage.

After years of working across fit out, hospitality, retail, office and high end residential projects, one thing has become very clear to me:

Being an interior designer gives you a serious advantage when you’re also the Project Manager.

Good interior designers don’t just think about how a space looks. They think about how it comes together.

Budgets aren’t abstract numbers, they’re material choices, lead times, alternates, sustainable and compromises made early rather than argued over later.

When you understand finishes, furniture, lighting, fabrics and specialist items, you instinctively design within the financial and programme reality instead of fighting it or going off on a tangent the client can not afford.

Timescales work the same way. Designers who’ve spent time specifying know that a tile (most ffe) isn’t just a tile, it has a supplier, a batch, a delivery window, storage requirements, and sometimes a six-week lead time that can quietly derail a programme if ignored.

That knowledge feeds directly into smarter sequencing, procurement planning, and logistics.

Then there’s workmanship. Knowing how something should be installed changes how you appoint trades, inspect work, and manage quality. You know which details are critical, which tolerances matter, and where shortcuts will show up six months after handover.

When design and project management sit together: Budgets are realistic, not optimistic
Procurement is proactive, not reactive
Programmes reflect reality, not hope
Trades are selected for skill, not just availability
Fewer surprises appear on site because most were designed out early

I’ve seen beautifully designed projects fail because no one joined the dots between concept and construction. And I’ve seen challenging builds succeed because design knowledge informed every commercial and logistical decision.

That crossover; design thinking applied to delivery, is where projects stop firefighting and start flowing.

“Why Most Fit-Out Projects Fail Before the First Hammer Swings.”

Most fit-out projects don’t fail on-site; they stumble right at the briefing table.

The issues often stem from an unclear scope, where expectations aren’t clearly defined. 

Designs can become disconnected from the actual build, and budgets are frequently established before fully understanding the risks involved. By the time tools hit the ground, many of these problems are already deeply embedded.

This is why prioritising early stage project control, design coordination, and realistic programming is essential. It’s not about the flashy finishes; it’s about getting the fundamentals right.

When the foundations are solid, the construction process becomes calm, predictable, and ultimately more profitable. 

By having the PM, QS, site foreman, and procurement team focus on establishing a clear vision and strategy upfront it will ensure a smoother journey ahead and keep the budget in line or know first base if programs need changing.
