A car went into a brick boundary wall.

We were asked to price the repair from photographs. I said no.

There's nothing wrong with photographs. They show you what's broken. They don't show you what's underneath it, how the ground sits, or what the original brick actually is. So we went and looked, then priced it.

We had it booked for a weekend and pulled it. Conditions weren't right for laying brick, and a wall built in the wrong weather is one somebody rebuilds in five years.

It went in a couple of weeks later. Matched brick, matched bond, new coping.

The reply from the managing agent was two words. "Looks great."

Thirty years in, I've never once regretted going to look first.

Somebody has to pick up every piece by hand.

It's World Cleanup Day on Sunday. Volunteers will be out on the high street with pickers and black bags, and good on them.

This was a bin store floor before the building opened. Bottles left beside the bins instead of in them, and plenty of them broken.

Nobody volunteers for this one. It's a cut waiting to happen, for the refuse crew, for the building's own staff, for whoever opens that door next. So it gets cleared by hand, washed down, and the store is back in service before the first tenant walks past it.

That's the unglamorous end of a cleanup, and it happens somewhere in London every week.

Every one of those bottles was recyclable. They just needed to go in the right bin.

It's not often a fire escape makes the cleaning spec.

Floors, bins, washrooms, reception. Most specifications cover the same list. The metal staircase down the back of the building usually isn't on it, because from one year to the next nobody uses it.

Which is the problem. It's the one route in a building that has to work on the worst day it ever has.

Open treads, permanently outside, and algae builds up on checker plate without anyone noticing. Wet, it's slippery. In an evacuation people come down those stairs fast, and not all of them are steady on their feet.

Jet washed back to bare metal, it grips again. It costs very little.

Go and put a foot on yours this week. You'll know in about ten seconds whether it has ever been done.

Nobody asks to see the roof until the ceiling's wet.

That's two outlets on a flat roof we look after. Moss across the deck, debris packed round both collars. Give it a wet October and one of them would have been blocked.

Gutters and roof outlets are cleared for us by Richard Emmanuel and his team at Clear Cleaning. Work at height is their trade, not ours, and I would rather say that plainly than pretend otherwise.

We put it on a schedule instead of waiting for the call. The alternative is a tenant ringing the managing agent about a damp patch, and by then it's a leak, a claim and a plasterer.

Autumn is the moment. If you look after a London building and nobody has been up there since spring, it's worth putting in the diary.

Alyson Smith and Martyn Smith have just walked 50km across the Albanian mountains in a day.

We sponsored it, alongside Goldstar Metal Traders. They finished at the ancient amphitheatre near Ksamil.

They set out to raise £1,600 for four charities supporting serving and ex-service personnel: The Not Forgotten, REORG, Team Forces and Head Up. They've raised £2,148. They paid their own travel costs, so every penny of that reaches the charities.

I should declare an interest. Alyson is my sister-in-law and Martyn is my brother-in-law, so saying no was never really on the table.

It wasn't only that, though. I support what charities I can. Maybe that's my way of giving something back.

I never ring ahead.

Thirty years in, and I still turn up at our buildings unannounced. No diary invite, no warning to the team. A booked visit shows you a building on its best behaviour. I want to see it the way a tenant sees it on an ordinary Tuesday.

The tenant is the one who notices. The managing agent is the one who gets the phone call.

So I walk the stairs. Handrails, light fittings, the edges of the treads. The bits nobody photographs.

The team know I do it and they're not worried about it. Most visits I find nothing. That's the point.

I'm told not many owners still turn up like this. I don't know how else you'd do it. My name's on the door, and I'd like to be able to say I've seen it myself.

Happy to walk your building any time. Just don't expect much notice.

A blue cloth never goes near a washroom.

It sounds like a small thing. It isn't.

Colour coding is how we stop dirt travelling round a building. Red stays in the washrooms. Green stays in the kitchens and tea points. Blue does the general areas. Yellow is kept for clinical and treatment rooms.

Cloths, mops and buckets. The same four colours right through the kit.

Every operative works to it, on every site we run. No shortcuts, even when someone's short of a cloth.

It isn't glamorous. But it's the difference between a building that looks clean and one that is clean.

Sugarcane loo roll dissolves in four seconds.

That's the whole argument for it.

Most washroom blockages aren't a plumbing fault. They're paper that won't break down, sitting in a pipe until someone has to come out and clear it. Roughly £175 per callout, with the washroom out of use while it happens.

We supply the FIG sugarcane range across the buildings we look after. Same feel in the hand, no tree pulp, and it's gone before it reaches the stack.

Fewer callouts for the building manager. No forest is cleared to make it.

The greener option isn't always the cheaper one. On this, it happens to be both, which makes it an easy conversation to have.

I found this one by leaning over a railing.

A basement lightwell between the building and the street. Dead leaves packed in deep, coffee cups, cans, wrappers. Somewhere underneath was a rainwater drain.

Nobody had reported it. It wasn’t on a list and it hadn’t caused a problem yet, which is exactly why it was worth doing. Another few weeks of rain on a blocked gully and it stops being leaves. It becomes water in the basement.

So the team cleared it there and then. Brush, bag, back to bare concrete with the outlet running clear.

That’s most of what we’re actually paid for. Not fixing the problem — getting there before it is one.

If there’s a lightwell behind railings at your place, go and lean over it this week. I’d have a small bet on what’s down there.

Somebody had emptied a party into the bin store.

Bottles right across the floor. Smashed glass in the corners.

It isn’t the mess that bothers me, it’s who finds it. The refuse crew have to work in there. So do the building’s own staff. Broken glass on a wet concrete floor is a cut waiting to happen.

Our team cleared it, washed the floor down and had the bins back in service before the first tenant arrived.

Nobody tours a bin store. Nobody photographs one. But it’s the room that tells you how a building is really run.
