I spent last year on the phone with hotels across Zanzibar. 📞

Same question every time: who’s actually booking?

The answers told me more than any brochure. Demand wasn’t spread evenly across the island. It was moving toward the higher end, and that made me want to look at who is building for that guest, not just where.

🌿 Indonesia — on the ground.

My research into Lombok and Sumbawa has highlighted an important consideration for investors: What's marketed isn't always what's permitted.

Indonesia's evolving planning and permitting framework can influence what gets built, where development is allowed, and how projects progress.

Protecting local communities, the environment and cultural heritage isn't necessarily a barrier to investment — it can help preserve the long-term appeal of emerging destinations.

📍 A beautiful piece of land isn't necessarily developable land. A marketed project isn't necessarily an approved project.

That's why due diligence needs to go beyond the brochure.

The team behind Mandala Ecovillage Lombok, building straight into the cliffside with that view as the whole point.
