Property sourcing has become harder, and it’s not because sourcers suddenly got worse.

The gap between buyers and sellers has widened.
Uncertainty in the market means buyers hesitate and sellers hold out.
Deals that used to close easily now fall through.

That’s not a motivation problem.
It’s a structural one.

Auctions work differently.
They are more complex, but that complexity creates certainty.

Property auctions are not an addition to property sourcing.
They are a replacement.
Sourcing means chasing buyers, managing sellers, and hoping everyone behaves at the same time.
That’s why deals drag on and fall apart.

Once a property is signed and listed for auction, the process is fixed.
You are not chasing buyers.
You are not renegotiating.
You are not babysitting the deal.

I replaced my property sourcing business with auctions and I wouldn’t go back.

As a sourcer, I would find deals and present them to buyers, and the same thing kept happening.
It wasn’t really a deal.
They agreed to buy and then changed their mind.
Deals fell apart.
Months of work disappeared.

The problem was never effort.
It was structure.

Auctions changed that completely.
One seller.
One buyer.
One legal framework.
A fixed timeline.
Faster payment.
No chasing decisions.

Same skill set.
Far more certainty.
