A £30 delivery order doesn’t make you £30.

Work yours out.

£30 → take off VAT →
£25 → commission at 25% → £17.50 → food cost at 30% →
£8.50 → packaging →
ÂŁ7

And out of that comes kitchen time, labour, energy and rent. The same order eaten in keeps the commission and the packaging.

Two delivery orders are worth roughly one cover.

Not an argument against delivery — just know what it’s worth.

ÂŁ5,096,946.

78,199 workers. All underpaid by Tesco.

Deductions for uniform. Unpaid travel between sites. Salary sacrifice dropping pay below the minimum. All breaches, none deliberate.

658 employers were named in September 2026 alone.

Penalties reach 200% of arrears.

If you deduct for kit or your people travel between sites, that’s where the exposure sits.

Do you know what your obligations as an employer are?

Three types of finance. Three completely different problems. Invoice finance is for the wait.

An overdraft is for the wobble. A term loan is for the asset.

The rule: match the length of the finance to the life of the problem.

Fund a van on an overdraft and it costs far more than it should.

One for construction — many invoice finance providers avoid the sector entirely.

Check before you plan around it. Not sure which fits?

Tell us the problem, not the product.

Two landlords. Same rent. One keeps £8,000, the other keeps £50,000. 🏠🏠

Both are in Making Tax Digital.

Because the threshold is measured on gross rental income — what comes in, before mortgage interest, agent fees, repairs or anything else.

📅 £50,000+ in since April 2026
📅 £30,000+ joins April 2027
📅 £20,000+ joins April 2028

And the bit that catches people: the return you file this January is what HMRC uses to work out whether you’re in from April 2027.

The decision’s already being made. It’s just based on a tax year that’s already over.

Two flats and a heavy mortgage can put you in this. Check the top line, not the bottom one.

⛅ YOUR SMALL BUSINESS FORECAST — w/c 12 October

☀️ No deadlines this week. The last quiet one before a busy fortnight.

🌧️ Some things you should be aware of as a small business owner:

1 Oct: right to work checks now cover contractors and agency workers, not just employees. Tribunal claim limits doubled to six months.

⚡ 28 Oct Budget ·
31 Oct paper returns ¡
5 Nov rate decision — and the last vote was 6–3, with three members wanting a rise. Worth knowing if you’re borrowing.

🏠 Landlords: the national database opens 15 December. £65 per property, per year. It does not replace selective licensing.

For developers: your contractor is about to quote 20% VAT on your conversion. On a £400,000 job that’s £80,000. It could be £20,000 👇

The law. VAT Act 1994, Schedule 7A reduces VAT to 5% on:
· Converting a building so it contains a different number of dwellings
· Converting non-residential premises into dwellings
· Renovating a dwelling empty for at least two years

Who’s affected. You pay it. Your contractor charges it. And you cannot reclaim the difference later — if 20% is charged, 20% is what it cost you.

Why contractors default to 20%. If they charge 5% and HMRC later disagree, HMRC pursue the contractor for the shortfall. Not you. So they take the safe position unless you ask and give them evidence they can rely on.

How to get it right
1 Establish which route applies before you tender
2 Gather evidence — for empty homes, a letter from the local authority’s Empty Property Officer is HMRC’s preferred proof
3 Raise VAT at contract stage, not after the quote
4 Hand the contractor a written evidence pack

One contract point: the 5% only covers materials your contractor supplies and installs. Buy them direct and you pay 20%. Professional fees are excluded entirely.
Conditions are precise. Miss one and HMRC treat the whole project as standard rated.

Got a conversion coming up? Tell us what the building was and what it’s becoming. We’ll tell you which rate applies and what evidence you’ll need — before you appoint anyone.

Your VAT quarter ends today. Five things to do now so your accountant can turn it round fast 👇

1 — Send it today. The quarter’s closed, so the job is already in their queue. The sooner you send it in, the sooner it’s done.

2 — Find the missing purchase invoices. There’ll be a handful of payments with no paperwork. Your accountant can’t reclaim VAT on a bank line — only against an invoice.

3 — Explain anything unusual up front. A new supplier, a refund, something paid twice. One line now saves three emails later.

4 — Construction: check your reverse charge invoices say so. If they don’t, that’s a conversation with the contractor — start it today, not when your accountant flags it.

5 — Mention what’s changed. New vehicle, new premises, new sales channel. Telling them in September beats them discovering it in November.

Queries are what make VAT returns slow. Not the work — the waiting. Answer the questions before they’re asked and the whole thing becomes much more efficient and a smaller bill at yours.

Deadline is 7 November. Nothing here needs to go near it.

If you’re a subcontractor and you’re still putting 20% VAT on your invoices, this one’s worth two minutes 👇
The domestic reverse charge has been in force since March 2021. Where it applies, you charge no VAT at all — your contractor accounts for it to HMRC instead.
It applies when all three are true
✅ You’re a subcontractor invoicing a contractor
✅ You’re both VAT registered
✅ The work falls within CIS
Your invoice then needs
· The VAT rate shown — 20% or 5%, depending on the work
· The VAT amount shown, for reference
· Wording that the customer accounts for the VAT
· A total that excludes that VAT
The VAT appears on the invoice. It just isn’t part of what your contractor pays you. Most software has a reverse charge VAT code built in — select it per line and it formats correctly.
The exception: if your contractor is an end user — they own the building and aren’t selling the work on — normal rules apply. But they must confirm that in writing. Get it, and keep it.
And plan for the cash flow. You used to hold 20% for up to three months before paying it over. Never your money, but it was in your account. That’s gone.
Charge VAT you shouldn’t have and your contractor can’t reclaim it. That phone call comes back to you.
Not sure your invoices are right? Send us one and we’ll check it — no charge, no obligation.
