That's a wrap on our Renters' Rights Act series, but the changes aren't finished yet. 🎬

Coming later in 2026: a national Landlord Database so you can check whether your landlord is properly registered and your home meets the right standards. A Private Landlord Ombudsman to handle complaints fairly and quickly, without you needing to go to court. And further ahead, a Decent Homes Standard raising the quality bar for every rented home in England.

We've had so many residents tell us they were turned away from homes because of a pet, because they had children, or because they were on housing benefit. πŸ’¬

That should never have been acceptable. And from 1 May 2026, it's illegal.

The Renters' Rights Act bans blanket 'no pets', 'no children' and 'no DSS' policies. Every person must be considered fairly, as an individual.

At urbanbubble, this is something we've always believed in, because a home is for people. All people.

Has your rent ever gone up and you've felt like there was nothing you could do about it? πŸ’¬

From 1 May 2026, that changes. Under the Renters' Rights Act, rent can only be increased once a year, and only with proper written notice. If you believe the increase is above what's fair for your area, you now have the right to formally challenge it.

There are also new rules around rent upfront, landlords can only ask for one month's rent in advance. No more being priced out before you've even moved in.
