This image from an IQS drone survey highlights defective flashing around a windowlight. Flashing forms a weatherproof junction between the windowlight and the surrounding roof, helping to keep rainwater out.

If left unrepaired, defects can allow water into the roof, potentially causing damp patches, damaged plaster and decoration, deteriorating insulation and, over time, decay to roof timbers. A small repair can become a much larger expense.

Drone surveys help us assess roof areas that are difficult to see from the ground, giving buyers a clearer understanding of the property’s condition. Defective flashing should be assessed and repaired by a competent roofing contractor.

What could be hiding behind the insulation? 🏠

During a recent survey, our surveyor spotted dark staining on the underside of roof insulation. It may be linked to condensation, but the cause needs further investigation: a roof leak or another source of moisture could produce similar signs.

Condensation can develop when warm, moist air reaches a cold surface behind the insulation. Poor ventilation, gaps that allow air into the roof space, or incorrectly fitted insulation can increase the risk. If moisture persists, it can lead to mould and damage to nearby timber.

Prevention starts with identifying the source, checking that roof ventilation is clear and making sure the insulation and any vapour control layer are installed correctly. Simply covering the staining could leave the underlying problem unresolved.

This is why a survey matters before you buy. It can bring hidden concerns to your attention and help you understand what needs investigating before you commit to the property.
