During a recent survey, evidence of water ingress was identified around the window, with visible moisture and deterioration to the internal window area.

While condensation can sometimes be responsible for moisture around windows, defects like this can also indicate issues with failed seals, defective external pointing/sealant, damaged frames or inadequate weatherproofing.

Damp, staining, mould or a musty smell could be signs of a bigger issue.

🔎 A professional survey can identify potential causes, such as penetrating or rising damp, condensation, leaks, or defects to the roof, walls or gutters.
Sometimes the findings indicate that further investigation is needed. Whether that means moisture monitoring, opening up concealed areas, checking plumbing, inspecting external elements, or bringing in a specialist where appropriate.

The key is not to simply paint over the stain or install a dehumidifier and hope for the best. Understanding why moisture is present is the first step towards getting the right solution.

Not every property defect is immediately obvious…🐜

During a recent property survey, our surveyor identified evidence of woodworm activity affecting timber within the property.

Woodworm is the common term for damage caused by wood-boring beetle larvae. Signs can include small round exit holes, powdery dust (frass) and weakened or damaged timber.

🔎 What can be done?

The appropriate treatment depends on whether the infestation is active or historic and the extent of the damage. Treatment may include:

• Timber treatment – applying an appropriate insecticidal treatment to affected timber where active infestation is confirmed.
• Improving ventilation – reducing excess moisture can help make timber less favourable to wood-boring insects.
• Addressing damp – some wood-boring beetles are associated with damp timber, so identifying and resolving the underlying moisture problem is important.
• Removing severely damaged timber – where timber has lost significant strength, affected sections may need repair or replacement.
• Further specialist investigation – where the extent or activity isn't clear, a timber specialist may be recommended.

⚠️ The important point: finding woodworm holes doesn't automatically mean there is an active infestation. Some holes can be historic, which is why proper assessment is important before deciding on treatment.
