Mother Architects is a small architectural practice based in the market town of Caistor, in the Lincolnshire Wolds. We currently have clients down in London and up in the Scottish borders, so don't feel we are constrained to Lincolnshire. The team is dead simple, Jo and Sam are directors and Abi is the one secretly running the show. She has 25+ years in the business, with the past 20 years spent a

s Principle architect at Hodson architects - so she knows a thing or two about the trade. Jo is RIBA registered and has been an external examiner at Sheffield, Huddersfield and Nottingham Universities. Jo produces all of the drawings, building regulation work and feasibility plans (among loads of other stuff) for Mother. Sam Marriott is qualified in Industrial Design but he has transferred his skill set to architectural and project management work, producing plans, renderings and other visuals for Mother whilst spinning the plates on site. He also puts together a lot of the design and access statements and other documents for feasibility, planning and building regulation work. We do everything you would expect an architectural practice to do, from planning applications and drawings to master-planning and interior design. We are just as happy doing a small single storey extension to an existing property as we are working on a 30 plot housing scheme. Submission made for a new worker's dwelling application at Nettleton Hill Farm.

These things are never straightforward, and they’re definitely not just “stick a house in a field and crack on”.

You’ve actually got to prove it’s needed, properly.

That means:
– Working through livestock numbers, cattle + ewes = real labour demand.
– Proper business planning, not just guesswork
– Front-end accounting to establish a solid set of figures.
– Showing there’s a genuine need for someone to be on site, full-time

It’s a different beast from a standard planning app, which are complex enough these days, you’re blending farming, finance and planning policy, and the bar is (rightly) high.

In this case, it’s clear: without someone on site, the operation becomes harder, slower, and more expensive to run, especially around lambing and calving.

We’ve got a solid track record of securing these, but we’re also pretty straight about it, if it’s not going to stack up, we’ll tell you early doors rather than drag it through the system, part of our 'expertise' in rural planning.

Final touches are going in on this beautiful private home before air-tightness testing, EPC and final sign-off. We’re incredibly proud of not just the house, but the wider site and landscaping. It’s been a joy to see it all come together.

Even better, we’ve just been appointed for another project in the village. A more modest scheme, but just as exciting, and we’re genuinely happy to continue working in a place we’ve grown very fond of.

We have worked on this project since pre-covid when it was just an open field. We are incredibly proud of this build, having been there since initial consultation and numerous revisions to get things just right across the 4 plot site. We are in the final steps before sign off and the finished product is everything we worked towards and more.

One-off residential builds is our bread and butter, something we absolutely love doing and the repeated client testimonials on them is something we are hugely proud of. Some we take to the finish and manage, others we take to tender and others clients just ask for building control and manage themselves- there is no right way of doing it!

Latest permission hot off the press is a complete redesign and additions to a monster farmhouse extension - bagged next to a grade II listed building in open countryside without issue.

Doing some drone work across 3no sites this week.

Finally worked out that with drones you are ALWAYS in shot, so on this 80 acre site Sam decided not to don his usual bright orange/blue/yellow coats and, instead, go undercover. With the van hidden under the trees too, there is not a single image to photoshop ourselves out of.

Super exciting. Class Q Agricultural to Residential will be on the drawing board today and next week.

Project landmark!

Committing to polished concrete means doing your insulation, underfloor heating, sub-based, and final finish all at the same time. It is certainly not something someone can just have a go at. This is the level of finish required at the power float stage, and it gives a glimpse of what the final product will look like after four days of polishing yet to come.

A small timber frame classroom out of the door today for client review. Big south facing element for as much solar as possible and in turn, an offset ridge.

The brief is relatively straightforward but they want a timber frame build on bad ground (actually sinking!) so the devil will be in the detail on this one.
