Submission made for a new worker's dwelling application at Nettleton Hill Farm.
These things are never straightforward, and they’re definitely not just “stick a house in a field and crack on”.
You’ve actually got to prove it’s needed, properly.
That means:
– Working through livestock numbers, cattle + ewes = real labour demand.
– Proper business planning, not just guesswork
– Front-end accounting to establish a solid set of figures.
– Showing there’s a genuine need for someone to be on site, full-time
It’s a different beast from a standard planning app, which are complex enough these days, you’re blending farming, finance and planning policy, and the bar is (rightly) high.
In this case, it’s clear: without someone on site, the operation becomes harder, slower, and more expensive to run, especially around lambing and calving.
We’ve got a solid track record of securing these, but we’re also pretty straight about it, if it’s not going to stack up, we’ll tell you early doors rather than drag it through the system, part of our 'expertise' in rural planning.
