Mentoring and what agents actually need

You never really know what someone else is going through.

The most polished presence on social media can be the person who needs the most support.

Mentoring through Agents Together has reinforced that for me more than anything else.

What agents say they need and what they actually need are rarely the same thing.
They say leads.

Almost always, what they actually need is consistency, staying in the game long enough, doing the right things often enough, that they simply outlast the competition.

It sounds less exciting than a magic lead generation strategy.
But it's the thing that actually works.

I've met a lot of very busy estate agents who aren't actually getting anywhere.

The diary looks full.
The phone is going.
There's always something on.

But when you look at the outputs:
The conversions, the listings, the completions, the numbers tell a different story.

Busyness is easy to create.
Effectiveness requires honesty about where your time is actually going.

The agents who grow fastest aren't working harder than everyone else.
They've just got better at identifying which activities actually move the needle and they protect that time fiercely.

It's not a time management problem.
It's a clarity problem.
And it's one worth sorting.

Why I still attend events as a student, not just a speaker

When you teach, you learn twice.
That's not just a nice saying, it's something I try to live by.

I've been on stages at events up and down the country, but I'll always turn up as a learner first.
Because knowledge has a shelf life.
You lose roughly 5% of what you know every year unless you actively refresh it.

Something that works today won't necessarily work in a decade.
The profession changes, the market changes, the consumer changes.

The people who stay relevant are the ones who never stop being a student.

That's why I'll keep showing up to events and sitting in the audience.
The stage is just a bonus.

Why the dream-price campaign worked

I had a client run a social media campaign based on the emotional side of moving, what price would genuinely change their life.

Not a portal feature.
Not a list of services.
A question that actually makes people stop and think.

Within weeks, they'd booked a valuation on a property worth over a million pounds.
The lesson isn't "run that campaign."

The lesson is that engagement comes from emotion, not information.

Most agent social media is a broadcast.
The best agent content starts a conversation.

If you want people to respond, give them something worth responding to.

That rarely means telling them about your latest sold board.

What people misunderstand about me

People think I'm just a data and numbers person.
And I get it, you have to be known for something.

But there's a lot more going on underneath that.
The mindset work, the sales psychology, the marketing thinking, the creativity, that's all there too.

People just don't always see it until they've worked with me.

The way I look at it is:
The data gets people in the door.
Everything else is what actually moves the needle for them.

It's a double-edged sword I've made peace with.
If you've always assumed I'm purely the numbers guy, have a watch of this one.

Might change your mind.

Consumers trust local knowledge more than national branding

Tom Panos gave me a line I use every week:
"I'd rather hurt you with the truth than comfort you with a lie."

It completely reframed something for me.

Telling a seller what they want to hear might win the instruction.
Telling them what they need to hear is what actually gets them moved.

Too many agents are still doing the former and wondering why their pipeline keeps falling apart.

The agents building real, lasting trust are the ones willing to have the honest conversation, even when it's uncomfortable.

That's what genuine local credibility looks like.

Why estate agency marketing fails

Most estate agency marketing doesn't work because it looks exactly like everyone else's.

Same colours.
Same language.
Same stock photography of people shaking hands outside a house.

Nobody sees it because there's nothing to see.

The agents cutting through right now aren't the ones with the biggest budgets.
They're the ones with the clearest point of view and the confidence to say something that actually means something.

Content that genuinely helps, opinions that are actually held, consistency that builds recognition over time, that's what works.

You don't need to shout louder.
You need to say something worth listening to.
