We were pleased to support Helen & Chris Coleman and CHBC Property LTD with their project at Brooklands Avenue, Wixams, Bedford, providing , , , and services.

This project is a good example of where experience and practical compliance knowledge really matter.

𝙒𝙝𝙮 𝙙𝙚𝙫𝙚𝙡𝙤𝙥𝙚𝙧𝙨 𝙣𝙚𝙚𝙙 𝙩𝙤 𝙥𝙖𝙮 𝙖𝙩𝙩𝙚𝙣𝙩𝙞𝙤𝙣

From 1 October 2026, the Building Safety Levy comes into force in England.
This is something developers, architects and project teams need to be aware of early, because it is linked to the building control application or initial notice.

If a relevant application or initial notice is submitted on or after 1 October 2026, and the project meets the charging conditions, the levy may apply.
That could include:

✅ New residential developments
✅ Schemes of 10 or more dwellings
✅ PBSA schemes of 30 or more bedspaces
✅ Certain office to residential conversions
✅ Change of use schemes creating new residential floorspace

The key point is this:

If your scheme is likely to be caught by the levy, getting the building control route organised before 1 October 2026 could be crucial.

The official guidance also confirms that existing applications submitted before 1 October 2026 are not subject to the levy, even if they are later varied after that date.

Conversions can also be caught. The guidance gives an example of an office block being converted into 12 private build to rent flats, which would be chargeable because it creates new residential floorspace and meets the major residential development threshold.

This is another example of why early compliance advice matters.
It is not just about submitting drawings.

It is about understanding the correct building control route, dutyholder information, levy risk, commencement notices, completion requirements and anything that could affect cost or final certification.

Another site visit wrapped up for a 10 Year Structural Warranty PCC on a new build dwelling in Kilsby 🇬🇧

This one’s a long-standing client 🤝
We’ve worked with Nigel for years across multiple projects

Originally, we were delivering his warranties through BLP (Building Life Plans)
When they moved away from the market, we supported him through alternative arrangements, including a commercial setup with alternative warranty providers.
