Dear All,

The gardeners would like to clear the leaves that have accumulated in the bike stores.

Unfortunately, Ringley did not provide the access codes during handover, so Evolve do not currently have the codes for the bike stores.

If you are willing to share the code for any bike store (other than the Adams and Read House stores, which we know are accessed via key), we would be grateful if you could message it to this account. This will help Evolve update their records and enable the gardeners to carry out the necessary work.

A final note on Devere
We had a very productive meeting with the parking service yesterday .
A round up of the last few months on-site provided some interesting data .
On average two none resident tickets are issued each day .
The most complaints they receive are perceived lack of ticketing from residents.
Nearly all resident tickets are resolved by a reduced price to cover the cost of the upload or cancellation.
Vehicles are not ticketed on the first round ,time stamped photos are logged into the system to show how long they have been there .
Yes they do come round at 4am sometimes.
They stressed that every appeal is logged ,they are always happy to talk through any concerns residents may have ,use the contact form on their site .

Good morning
Now that Evolve have taken the reins we feel this is a good time to step back from onsite issues .
We have only ourselves to blame for the amount of work we have given ourselves,in that we asked you to tell us what your experience of the development was ,we filled the Ringley void .
However we have now reached a point where most weekends are taken up with neighbours disputes / parking issues that can now be resolved by contacting Evolve or Devere .
As directors our main priority’s are the budget ( or lack of one ) leasehold issues , and structural repair and compliance .
The development has many problems stemming from lack of maintenance and poor management. We would like to be free to spend our time getting these things sorted out.

Good morning from your directors .
This will be quite a long post so you may want to grab a coffee and a seat .
We have been in post since late January so now is the time to update you with progress we have made on your behalf .
We have spent the intervening time going through mountains of paperwork to ascertain the position of the development ,and how best to progress .
It became clear that replacing Ringley was in the best interests of the estate ,however we decided to take our time and thoroughly investigate our options .
It transpired that we were categorised as a “mid sized ,complex development “,on that basis we tendered to the following companies .
Minster
Castleford
House and Son
Napier
Evolve
We’d like to thank all these organisations for the time they spent with us ,discussing in depth some of our ongoing issues and helping us to make an informed decision.
We then conducted interviews and checked references ,we spoke to clients on-site to find out their user experience.
In short we chose Evolve ,they are in Ringwood and manage Poole Quarter and Harbour Reach .They have done a hand over from Ringley before and know the territory .
There will be a three month hand over period ,if your moving this will give you time to get your paperwork straight ,Evolve will then take the reins .
Evolve will take over on September 1st 2024
There is a huge amount of catching up to do both maintance and book keeping .We sincerely hope that the experience you have in the future is a very different one from the past .
Evolve will introduce themselves to you all and will further explain their services and what you can expect in the future .

In the meantime I would like to thank you all for your ongoing support whilst we try to make Carters Quay a great place for us all to live .

With regard to the new parking arrangements….
Much to our amazement we found on reading the lease information for the new flats that they were entitled to a visitor pass each .
This left the directors with a choice ,
A,have 19 vehicles washing around the entire site
Or
B, restrict the access to site to the two lay-bys mentioned in their leases .
We went for B as the least poor choice (no one is delighted by this option ).
In the fullness of time Jefferson Avenue will be re adopted on the right side by whoever buys the inland site .
We appreciate that this will not please the estate ,however we have no choice but to comply with the lease requirements.

Hello everyone,

You're probably all aware that there are some new Directors at Carter's Quay — who will be responsible for managing the estate (including Ringley).

Well, that's us!

We're at the very beginning of the journey, and there's a lot to improve. That said, we all own a property here, so we're all personally invested in making our little corner of Poole an amazing place to live.
