WHAT IS CLASS Q APPROVAL?
Could an old agricultural barn in Cornwall be turned into a home?
Class Q is a permitted development right in England that can allow eligible agricultural buildings and certain former agricultural buildings to be converted into residential homes, subject to specific conditions.
WHAT CAN YOU DO UNDER CLASS Q?
Under the rules introduced in May 2024:
Convert eligible agricultural buildings into up to 10 dwellings.
Convert up to 1,000m² of total floor space, with each individual dwelling limited to 150m².
Carry out certain building works that are permitted under the legislation.
HOW DOES THE PROCESS WORK?
1️⃣ Check eligibility – The building, its agricultural history and the site must meet the legal criteria.
2️⃣ Submit a prior approval application – Cornwall Council assesses the proposal against the relevant requirements.
3️⃣ Address the key considerations – These include highways access, noise, contamination, flood risk, the building’s location and siting, external design and adequate natural light in habitable rooms.
⚠️ IMPORTANT FOR CORNWALL PROPERTY OWNERS
Class Q approval is not guaranteed. Location, landscape and environmental constraints, listed-building status and other exclusions may affect whether a conversion is possible.
