Summer is the best time to bring a new rental property to market. But before you do, there are a few things every first-time landlord needs to get right.

Here's what to have in place before your first tenant moves in:

Gas Safety Certificate: annual, from a Gas Safe registered engineer

EICR: electrical check every 5 years, copy given to tenants

EPC: must be E-rated or above (ideally C if you want to future-proof)

Deposit protection: registered in a government scheme within 30 days

How to Rent guide: latest version issued to tenants at the start of every tenancy

Right to Rent check: ID verified for all adult occupants

Smoke and CO alarms: fitted and tested on day one

Renters' Rights Act compliance: understand your obligations as a landlord under the new law

MYTH: Landlords can charge whatever they want for rent
FACT: Rent must reflect the open market rate. Under the Renters' Rights Act, tenants can challenge rent increases through a tribunal if they feel the amount is unfair.

MYTH: If you rent, you can't decorate or make it feel like home
FACT: Many landlords are open to reasonable personalisation, and some will even allow painting or putting up shelves if you ask. Always get permission in writing first.

MYTH: Agencies are just a middleman with extra costs
FACT: A good letting agent saves landlords money by reducing void periods, managing compliance, vetting tenants and handling maintenance, and gives tenants a professional point of contact for issues.

MYTH: You can be evicted for complaining about repairs
FACT: Since the Renters' Rights Act, retaliatory eviction is explicitly illegal. Raising a legitimate repair complaint cannot be used as grounds for repossession.

MYTH: Once you sign a tenancy, you're locked in forever

Most agents know when something isn't working. The hard part is figuring out what to do about it. Here's a framework that helps. 🏑

Ask yourself: am I proud of the agency I represent? If the answer is complicated, that matters.

Ask yourself: do my results reflect my effort? If there's a consistent gap, look at your environment, not just yourself.

Ask yourself: am I growing? If this year looks the same as last year, stagnation isn't accidental.

Ask yourself: does my marketing give my clients the best chance? If the honest answer is no, your clients deserve better, and so do you.

Ask yourself: would I recommend this agency to someone I respect? If not, that tells you everything.

None of these questions require a dramatic decision. They just require an honest one.

The summer solstice falls on Sunday this year, but Friday feels close enough. β˜€οΈ
