It's been a tough few months working on MY OWN house to get it ready for renting.

During that time I have only been working part time with my customers, which has been frustrating from a business perspective. However, I'm immensely proud of the result and have been lucky enough to find some amazing tenants who love the property too.

As a bonus I have had ample opportunities to learn and apply new skills that I can take with me and benefit my amazing customers for years to come.

I treat your property and tenants like they were my own, building rapport and trust with fast response and job turnaround times along with excellent communication. This helps you provide an amazing service and helps you to retain your cherished tenants.

I appreciate that as I get to spend more time in your properties than perhaps you do I can act like another pair of eyes and ears, resolving tenant concerns, identifying and preventing potentially expensive and disruptive issues from escalating and providing professional reports with detailed photos so you can see issues and completed work for yourselves.

Calling all landlords (or anyone actually), it's really worthwhile checking the silicon sealant around your baths and showers once a year to ensure it is still effective and not degraded or failing.

Recently a tenant of a customer of mine flagged a "small" issue with 2 or 3 tiles where the grout was discolouring and gaps were appearing. As you can see, the damage being concealed was quite extensive and ended up needing a lot of surgery from me.

Luckily I was able to rescue the situation without having to rip out the bath but to be honest it was a close call. Waterproof backing board and two layers of sealant between bath/wall and bath/tiles should ensure that the water ingress is stopped and provide a long-term solution.

I regularly check the silicon sealant as part of my health checks for my landlord customers and recommend replacing the sealant if needed. For the sakes of say £50-£100 you can avoid water damage repairs costing £1200 or more...

Completed the perfect handyman job, delighting and saving the customer £100s of pounds whilst still earning a fair wage. What they call a win/win!

The customer had a leak coming from the bath/shower causing sagging, staining and physical damage to the ceiling downstairs. I was able to identify and remedy the leak with a custom piece of white UPVC profiling and neatly silicon it into place. Then save and remedy the damaged ceiling by securing and dressing with some custom wood profiling, stain sealing and repainting.

In addition the customer asked if I could fix their broken composite front door lock. I was able to source a matching multi-point locking mechanism and replace it whilst on site waiting for the paint to dry.

Finally the customer had a couple of cupboard doors that had torn away from the main carcass and could not be screwed back in. I was able to re-secure the doors with hinge repair kits.

Alternatively the customer may have needed: -

1. A plumber to identify the leak
2. Someone to apply the silicon sealant
3. Potentially someone to replace or re-board the ceiling
4. A plasterer to skim the ceiling
5. A painter to paint the ceiling
6. A locksmith to fix the front door lock
7. A handyman to fix the cupboard doors
8. Lots of time and stress sourcing and coordinating the tradesmen
9. Uncertainty about the total cost

I am confident that my creative thinking, range of skills, quality of work and tenacity cost the customer perhaps a half or even a quarter of what it might have otherwise.

Am I cheap? No. Am I good value for money? Absolutely!

Had a brilliant week last week that exemplified how I imagined my expert DIY skills could be used to solve customer problems, save them money and exceed their expectations.

I was asked by a lovely lady to fit some Velux blinds and see if I could restore a damaged bathroom cabinet that had water damage, bad swelling and staining to the inside and to one of the doors.

If the cabinet could not be saved the alternative would have been a rather expensive cupboard replacement (current one was no longer manufactured) which could have meant removing a worktop, installing/customising a new cupboard, plumbing work, potentially a mismatch in style with the rest of the bathroom. How many tradesmen would that have required?

Long story short, I was able to sand down and cut out the damaged wood, fill with 2 part wood filler, prime and spray paint the damaged cupboard with specialist paints to match the cupboard colour and texture and provide a water resistant finish. The result was stunning.

Whilst I was there I was asked to run a new silicon sealant bead along the bathroom worktop to make it sing again. no problem.

It was a very satisfying end result and the customer was made up and now has a go-to handyman on speed dial...

Customer had an inconvenient chimney stack running through this bedroom. Nothing more frustrating than when a tradesman does exactly what he's asked without thinking outside the box and adding value and experience.

Someone in Hemel was seemingly asked to jet wash the bird droppings off the pavement, he was no doubt thrilled with his work (droppings removed, tick). But the result was shocking and obviously would have been far better to have jet washed fully the affected area of paving!

At Fix, Fit & Finish we pride ourselves in doing what the customer really needs, not necessarily just what is asked for. Seeing the bigger picture, surpassing expectations, preventing future issues and taking pride in our work.
