Many first-time buyers are surprised by how quickly the extra fees add up. Here’s a quick breakdown so you’re not caught off guard:

Key Costs to Expect:
1. Deposit – Usually 10% of the property price
2. Stamp Duty – First-time buyers: Pay £0 up to £425,000
Then: 5% on the portion between £425,001–£625,000
❗Above £625,000? No first time buyer relief.
3. Solicitor or Conveyancing Fees – £1000–£2000 (shop around but choose someone reliable!).
4. Survey Fees – £250–£600 depending on the type
5. Mortgage Fees – Some lenders charge up to £1,000 for arrangement & valuation. Always check if it’s added to the mortgage or upfront.
6. Broker Fees (if you use one) – Often £300–£500, but can save you more in the long run.
7. Search Fees – Around £250–£400 (checks on property and land risks).

Buying your first home can feel like a mix of excitement, confusion and maybe a bit of panic!

Here’s what you need to know to get started:

1. Know Your Budget
Use mortgage calculators to estimate how much you can borrow. Don’t forget extra costs like legal fees, stamp duty, surveys, and moving expenses.
2. Check Your Credit Score
A good credit score = better mortgage deals. Start improving it now if needed (pay off debts, register to vote, avoid missed payments).
3. Start Saving Your Deposit
Most lenders require at least 5–10%. A 10% deposit gets you better rates, but schemes like Help to Buy ISA (now closed to new applicants) or Lifetime ISA can help too.
4. Get a Mortgage Agreement in Principle (AIP)
This shows estate agents and sellers you’re serious and gives you confidence to view homes within budget.
5. Understand What You’re Looking For
Flat? House? Leasehold or freehold? Urban or rural? Create a “must-have” and “nice-to-have” list.
6. Ask Questions, LOTS of Them
Ask about council tax bands, utility costs, ground rent, the area’s safety, schools, transport, everything.

🔑 Step-by-Step Guide to Buying Your First Home in the UK 🇬🇧

Thinking of buying your first home? You’re not alone – and we’ve got you covered! Here’s a simple, step-by-step breakdown of the home-buying journey in the UK. Save this post, share it, and tag someone who needs it!

Step 1: Assess Your Financial Readiness
Check your credit score (you can use Experian, Equifax or ClearScore).
Start saving for your deposit (usually 5–20% of the property price).
Consider other costs: solicitor fees, surveys, stamp duty, moving costs, etc.

Tip: Use a mortgage calculator to see what you can afford monthly.

Step 2: Get a Mortgage Agreement in Principle (AIP)
Contact a mortgage broker or lender to get an Agreement in Principle.
This shows estate agents you’re a serious buyer.

Tip: This step does not guarantee a mortgage but is essential when house-hunting.

Step 3: Start House Hunting
Browse listings on Rightmove, Zoopla, and estate agent websites.
