Thinking of buying your first home? You’re not alone – and we’ve got you covered! Here’s a simple, step-by-step breakdown of the home-buying journey in the UK. Save this post, share it, and tag someone who needs it!
Step 1: Assess Your Financial Readiness
Check your credit score (you can use Experian, Equifax or ClearScore).
Start saving for your deposit (usually 5–20% of the property price).
Consider other costs: solicitor fees, surveys, stamp duty, moving costs, etc.
Tip: Use a mortgage calculator to see what you can afford monthly.
Step 2: Get a Mortgage Agreement in Principle (AIP)
Contact a mortgage broker or lender to get an Agreement in Principle.
This shows estate agents you’re a serious buyer.
Tip: This step does not guarantee a mortgage but is essential when house-hunting.
Step 3: Start House Hunting
Browse listings on Rightmove, Zoopla, and estate agent websites.
View properties in person (or virtually) and ask questions.
Take time to find a home that meets your needs.
Step 4: Make an Offer 📑
Once you find the one, make a formal offer through the estate agent.
Be prepared to negotiate.
Tip: Have your AIP ready to strengthen your offer.
Step 5: Hire a Solicitor or Conveyancer
They’ll handle legal checks, contracts, and local searches.
Ask for recommendations here in the group!
Step 6: Finalise Your Mortgage 📝
Submit documents (ID, payslips, bank statements, etc.).
The lender will conduct a valuation on the property.
Step 7: Get a Property Survey 🏚️
Choose a basic valuation, homebuyer’s report, or full structural survey.
This helps avoid nasty surprises later.
Step 8: Exchange Contracts
Your solicitor and the seller’s solicitor agree on the terms.
You’ll pay the deposit now (usually 10%).
🚨 Warning: From this point, pulling out means you could lose your deposit.
Step 9: Complete the Sale & Move In!
Completion usually happens 1–4 weeks after exchange.
You’ll pay the remaining amount and get your keys!
Step 10: Post-Purchase Essentials
Set up utilities, council tax, and broadband.
Update your address everywhere (banks, GP, DVLA, etc.).
