The site is situated in Green Belt, is adjacent to the Bugsworth Basin Scheduled monument, canal basin and conservation area and 16 listed buildings within 1km. Within the conversation area, there are numerous non-designated heritage assets, including the Peak Forest Canal is itself a non-designated heritage asset. Crowley associates helped promote the site and secure a successful pre-application for 110 dwellings.
