Rip Section 21 - just coming to the end of the last of the possession claims for the Section 21 notices. Delays with our overstretched courts mean some courts are taking 16 weeks to even process the applications. Had at least three Landlords who instructed me after the agent had served notice, only for me to have to point out that the agent had done it wrong! Unlike the old days, we cannot start again. Regardless of me being as tactful as I can, informing the agent of the reasons why the paperwork is wrong - two high street Agents (silly to presume they would know better) despite providing them with links to the case law that shows they are wrong - point blank refuse to take any responsibility 'we have always done it this way', 'our solicitor has never had a problem'. (My suggestion that they provide the landlord with their Solicitor has fallen on deaf ears).

Having worked as a property manager for many years, I learned from mistakes; it is somewhat concerning that some Property Managers have a very inflated view of themselves and, perhaps more alarming, refuse to learn from their mistakes or even accept they make any....
The new rules for Section 8 for rent arrears are a new chapter, and as I have told the agents that I work with, they need to do more than send reminder letters... Let's hope that the "Agents" who refuse to accept that they do anything wrong take a moment to remind themselves that they should be acting in their landlords' best interests, not feeding their inflated, misplaced egos.
