🔍 EPC reform update: progress… but not quite there yet

The Government’s partial response to the EPC reform consultation confirms that change is coming — including the move to four headline EPC metrics instead of a single cost-based rating.

That’s a positive step. But there are still some notable gaps that risk limiting how useful EPCs can really be — particularly for heritage buildings, HMOs, short-term lets, and in driving the right retrofit decisions.

🔔 BREEAM New Construction – Registration Deadline Alert 🔔

The following BREEAM New Construction schemes will close for new registrations on 27 January 2026:

▪️ BREEAM UK New Construction 2018
▪️ BREEAM UK New Construction v6.1
▪️ BREEAM International New Construction v6

👉 Any projects intending to use these versions must be registered on BREEAM Projects before midnight on 27 January 2026 (standard registration fees apply).

📌 From this date, BREEAM New Construction v7 will be the only version available for new registrations, accessed via the BREEAM Platform.

⏳ Please also note: all existing registrations under the versions listed above will expire on 27 January 2031. Submissions after this date may receive an alternative output instead of a certificate.

The good news? 🎉

New Construction v7 is a strong step forward — with greater emphasis on environmental performance, whole-life impacts, carbon reduction, and future-ready buildings. For many projects, it offers a more robust and forward-looking sustainability framework.

🎉 10 YEARS OF DAVE 🎉

The one. The only. The official Day of Dave.

Today we celebrate a whole decade of brilliance, banter, and blower doors with our very own Dave, who’s somehow managed to be SEES’ lead air tightness tester, retrofit assessor, and DEA assessor — all while maintaining an elite fan club (membership currently capped at 6).

From air pressure tests to retrofit wizardry, Dave has sealed, surveyed, and assessed with legendary precision. He’s not just a key part of the team — he’s the poster boy, the pioneer, the people’s champion (mainly among his fans).

Dave, thank you for 10 years of solid graft, technical genius, and top-tier dad jokes. You’re SEES’ very own star – air tight and full of integrity in more ways than one.

Today’s meeting at the Houses of Parliament, organised by Business South, featured insights from VIVID’s CEO Mark Perry and local MP Caroline Nokes on housing standards reviews in the Central South. There were great discussions on positive regeneration efforts and new-build developments to meet growing demand.

Government consultations are also underway for EPC and MEES assessments, with the new HEM methodology consultation nearing its conclusion ahead of the 2026 Building Regulations update. Plenty to discuss to drive positive change!

We’re very happy to share the outstanding results of a recent 6-fan air test conducted on a BREEAM-specified commercial warehouse with an impressive surface area of 10,396m².

Thanks to the efficient cladding and high-performance external doors, the building achieved an exceptional airtightness result of 2.33m³/h/m² @ 50Pa on the very first test!

Achieving this level of airtightness in a commercial building of this scale is no small feat. It’s a true testament to the preparation, expertise, and dedication of the entire team at Francis Construction.

Even more remarkable, all units in this development passed with results no higher than 3m³/h/m² @ 50Pa, reflecting the exceptional quality and consistency across the project.

Having partnered with Francis Construction since 2013, it’s been a privilege to witness and contribute to their incredible journey. The care and commitment they invest not only in their team but also in the contractors they work with continue to inspire and set the standard for excellence.
