This wonderful couple asked me if I could help raise some money from their BTL property to pay for the lease extension.

BTL. Leasehold property. Leasehold extension... I jumped at it! ☺️

We managed to raise up to 75% LTV (loan to value) so they could pay for the lease extension (it was an eye-watering amount, the sooner a leasehold reform comes about, the better!), pay the solicitor AND have some left over for an auction purchase 👌🏼

👏🏼 1 director / 4 shareholders in the Ltd Company
👏🏼 34 year lease at time of application
👏🏼 Unencumbered (property with no mortgage) but we were able to 'remortgage' for simplicity

Remember DIY SOS? 🏠

We’ve all seen the incredible transformations that can give families a home that works for them again after life changing circumstances.

You would think that if you're paying £1500pm in rent, that you could easily pay £1500pm on a mortgage....

Except, it isn't just £1500pm

It's always more;

Boiler insurance is needed (around £18-24pm)

Buildings insurance is required (average of £35pm)

Repairs- a £200 job could easily turn into a £2000 fix

Service charge and ground rent may be payable (if leasehold)

Mortgage insurance/income protection/critical illness cover- isn't required but it is needed

Sinking/maintenance fund- where's the £2000 repair money coming from? A monthly pot that you save into for this exact scenario 🙏🏼

So, that £1500pm has now turned into £1703pm.
£1903 if there is a £200 repair to be done.
£2,048pm if leasehold (Inc service charge of £160 and ground rent of £250pa / 12)

Now if your car breaks down and that's another £900...😬

Renting means your landlord takes on the costs: owning means you're responsible for the costs 🤪

So the lender isn't being fussy or too strict- they're simply making sure that you can afford a mortgage AND sustain a comfortable life ☺️

Yesterday I turned 35 🥳
Just 1,824 days now until I'm 40 🫣😂

Isn't it funny that before our thirties, we had to make plans for our birthday? We couldn't stay in, we had to do SOMETHING 🙈

Then you hit your thirties and...it doesn't matter anymore. It's just another normal day, albeit a few cards in the letterbox wishing you another happy birthmas.

Another morning of waking up, looking at my daughter and asking "what do you fancy doing today?"
She said "you choose mum, it's your day"

And that's the thing; once you cross into the thirties, the brain freeze, indecision and ambivalence arrive 🤪

So I went through my emails, you know, the ones from restaurants giving you a free meal as a birthday treat 😉 and settled on Table Table Pub Restaurants .
Turns out it's only available on their evening menu- they gave us a lunch time menu 🫠

But the one thing that makes it a bit of a different day is...
The caterpillar cake 🤩
I've had one every year for my birthday since I was little, and I'd be most gutted if it didn't make a show 🤣👌🏼 Albeit this is a Tesco one but it still makes my day!

I may just be a stranger on the internet, with a quirky personality who uploads questionable stories every now and then, but I'm going to tell you this:

IT'S NOT YOU: YOU ARE DOING GREAT! 👏🏼

£1,465 take-home is around £2,033 before tax and N.I (not including any deductions, such as pension, and based on a 40 hour week).
This is on the national living wage.

I have so many people call me and start with "Right, well, I'm only bringing home £1464.60pm"...this makes me so sad 😮‍💨

Not because the NLW is still far too low

Not because you're already working 40 hours per week and are exhausted

Not even because it's barely enough to cover "living"

But because every single time I hear this, I hear defeat. I hear "I'm failing" . It's crushing

You 👏🏼 are 👏🏼 not 👏🏼 failing 👏🏼

The economy is failing, the government is failing, this era (post-covid) we're living in is failing.

You aren't "only" bringing home £1464.60pm. You're getting up every day, you're turning up to work, you're contributing, you're doing your damn well best. That deserves a good pat on the back and self respect.

Mortgage wise: yes it could be a struggle on a single NLW income, but much easier with two 🙏🏼
..Just don't be going on a date trying to find income two and get your decimal mixed up, "I'm on £14,646.0pm" ....THAT would be an epic fail 🫣😂

Back in ‼️FEBRUARY‼️ I did an interview with a journalist from Mortgage Strategy (I've been so busy with life I completely forgot to check on the article!).

This particular journalist focuses on leasehold issues, and I was put forward to speak with her by the National Leasehold Campaign.

I told her my own experience with leasehold, how it's led me to the career I'm in today, and the difficulties it can bring to obtaining a mortgage, or even remortgaging.

Legislation CAN change, but it's going to inevitably come with objections from larger freeholders and their investors.

I'll post the link, it's not a long article, but Meta may block it from being opened 🫠

What a week!! Yesterday my daughter said goodbye to her year 6 friends: some she will see again in her new high school, some she will miss incredibly 🥺

This year we've had to adjust to some changes and attend various appointments, and my girl still SMASHED her SATs exams and received an attendance award 👏🏼😍

As parents, we can only guide our children through life, and at a certain age, they make up their own minds and become so much more independent- almost not needing us anymore!

But still we guide, we watch, we learn with them and we burst with pride watching them grow into themselves ☺️

That's it, no more primary school for us! Chapter 3- High school, here she comes 🫣🤣

I nearly passed out from the audacity 😳🤣

I think my hand visibly shook as I tapped my card

Starbucks have become Megabucks- smaller coffee shops taste so much better 🙏🏼 sadly there's none within walking distance to us 🥺
