Building Control Inconsistencies: A Growing Concern for Architects and Developers ⬇️

We're seeing a surge in requests for Fire Safety Strategies and consultancy services to address concerns raised by Local Authority Building Control and Approved Inspectors. The common thread? Plans being rejected for "non-compliance with Approved Document B."

Here's what you need to know:

✅ Approved Document B is NOT the only path to compliance. Your building projects must meet Schedule 1 of the Building Regulations 2010 (as amended) - ADB is just "deemed to satisfy" guidance, not a mandate.

✅ Multiple standards are acceptable. British Standards (BS9999, BS9991, BS7974) offer alternative approaches. You can even use North American, German or Chinese standards, as long as they meet the functional requirements.

✅ The Manual to Building Regulations 2020 confirms this: "You do not have to follow the guidance in approved documents, but if you don't you need to be sure that your building work meets the legal rules."

The real issue? Inconsistent application of requirements across different authorities.

The solution? Collaborative approach between designers, consultants and building control to achieve innovative, compliant designs that prioritise safety.

P50 Fire Extinguishers: The Smart Choice for Modern Fire Safety

Here at TEFSRM, we're often asked about P50 fire extinguishers and their benefits. Here's what you need to know:

✅Key Advantages:
No annual servicing required - Unlike traditional extinguishers that need yearly maintenance by qualified technicians.

All-purpose protection - P50s are the closest you'll get to an 'all-purpose' fire extinguisher, tackling Class A, B, C and F fires.

Insurance approved - British insurers accept P50 extinguishers when properly declared.

Cost-effective - One P50 can replace multiple traditional extinguishers.

Compliant - Meets BS EN 3-7 standards with proper CE marking.

⚠️ Important Considerations:
• Be cautious of companies overselling ANY type of extinguisher - they shouldn't replace a comprehensive fire safety strategy.

• Fire extinguishers are first aid firefighting measures designed to stop fires developing at their early stages.

• Always base your fire extinguisher provision on proper Fire Risk Assessment findings.
