A Harrow landlord has been fined £9,000 after council officers found his unlicensed HMO had no smoke alarms, a broken boiler, and a suspected gas leak, and he still refused to hand over fire and electrical safety certificates. Willesden Magistrates' Court found him guilty on both counts.

Legionella has been found again at Worthing's Integrated Care Centre, a £49m building that still can't open because of multiple issues including persistent bacteria in its water system. (The Argus)

This isn't just a problem for large public buildings. Legionella thrives in warm, stagnant water, and with temperatures rising right now, the risk goes up across all property types, offices, rental properties, any building where water sits in tanks or pipes at the wrong temperature.

Under UK health and safety law, if you're in control of a premises, you have a legal duty to assess and manage the risk.

If your building hasn't been assessed or tested, or it's been a while, now might be the right time.

HMOs, like social housing have a lot of requirements when it comes to ensuring safety of tenants.

EICR every 5 years. Annual PAT testing. Fire alarm systems to BS 5839. Emergency lighting records. A fire risk assessment before anyone moves in. Smoke and CO alarms on every floor. Legionella risk assessed and documented. Gas safety certificate renewed every year.

Non compliance carries fines of up to £30,000.
