❗️❗️❗️Real Estate Valuation for Obtaining a Residence Permit in Georgia
🏛️ Starting from March 1, 2026, amendments to Georgian legislation concerning residence permits for foreign citizens based on property ownership will come into force.
The changes affect the minimum market value of real estate required to apply for or renew a residence permit.

✅New Minimum Property Value Threshold
Until March 1, 2026, the minimum property value was USD 100,000.
From March 1, 2026, the minimum required market value increases to USD 150,000.
Information about these changes was officially announced in June 2025 during a special migration briefing.

⚖️ Application of the Law
Georgian legislation does not have retroactive effect.
This means that for foreign citizens who obtained a residence permit while the USD 100,000 requirement was in force, the property value is not reassessed during permit renewal, provided that:
• the property has not been sold;
• the residence permit is renewed within the legally established срок.
In such cases, a new valuation is not required.

💵 When a New Property Valuation Is Required
A repeat valuation is necessary in the following cases:
• if the property was sold and a new one was purchased after March 1, 2026;
• if the property remained the same, but the residence permit renewal deadline was missed.
In these situations, the market value must meet the new minimum threshold of USD 150,000.

💡 Initial Application for a Residence Permit
(after March 1, 2026)
A foreign citizen applying for a residence permit based on property ownership for the first time must provide:
• a valuation report prepared by a certified appraiser;
• documentary confirmation that the market value of the property exceeds USD 150,000.
⏳ The residence permit is issued for 1 year.
The right to obtain a residence permit under family reunification applies to the spouse and children without age limitation.
