The three-story structure utilizes a sophisticated interplay of cantilevers and deep overhanging eaves, which are highly functional for tropical climates, providing essential sun shading and heavy rain protection while casting dramatic, architectural shadows. Its material palette beautifully contrasts sleek, light-colored travertine or textured stone cladding with rich, warm wood-paneled soffits, grounding the upper volumes in natural textures. Softly curved corners on the uppermost white volume break up the rigid linearity, adding a fluid elegance to the massing. Large expanses of glass allow for an abundance of natural light and connect the indoors with the surrounding environment.

This dialogue between bold structural forms and natural elements is further enriched by integrated planter boxes and lush, ambiently-lit landscaping, embedding the contemporary residence perfectly into its verdant tropical backdrop.

The design of the house exemplifies Modern Tropical architecture by harmonizing sleek, contemporary lines with organic textures and environmental responsiveness. The facade features a play of horizontal planes and vertical timber screens, which provide both privacy and natural shading. The integrated greenery in the balcony planters softens the concrete and stone palette, grounding the three-story structure in its natural context.

Courtyards are the main theme of the house, in which rooms are organized around the series of courtyards. It then creates a very breezy interior which is very ideal for the tropical climate house. The architect uses a lot of timber vertical louver for the house’s exterior. Stretching across the building façade, the vertical line pattern from the timber louvre, provide privacy, sun shading whilst visually connecting each space to the scenery outside. The main living space in the ground floor is filled with abundant natural sunlight from the courtyard that strategically positioned beside it.

The façade of the house has a prominent feature of vertical timber screens and battens on the upper and lower level, acting as a second skin. The second skin provides essential solar shading and natural ventilation while maintaining a contemporary aesthetic. The building is composed of rectilinear grey concrete volumes that create deep overhangs and sheltered balconies, to project interior from tropical suns and providing privacies.

This five-story boarding house in Central Jakarta is a sophisticated example of how modern architecture can thrive within a dense urban fabric. The design successfully adapts the Modern Tropical style for a high-traffic urban setting. Rather than relying on traditional wide eaves or sprawling gardens, it uses materiality and geometry to manage the tropical climate of Jakarta, making sure the cross ventilation within the building work well.

Located next to commercial landmarks the building acts as a quiet, upscale anchor in a busy area. A spacious, well-lit stilt-floor provides functional parking and a sheltered entrance, ensuring the transition from the busy street to the private rooms feels secure and premium. Integrated LED strips accentuate the verticality of the structure at night, turning the building into a modern beacon in the Central Jakarta skyline.

A house where the "luxury" is the space itself, the light and the shadow; the natural vegetation of the site and the surrounding context, the House does not seek to stand out within the site, nor to disturb, it aims to be a part of, to blend in with it. Natural materials and gardens with natural vegetation are the premise that gives life to this project. Something essential in this house is to generate a place of tranquility, freedom, and harmony.
