This is a massive step forward to tackle the housing shortage, allowing families to build granny flats, starter spaces, or home offices without months of council red tape.
Here is a quick breakdown of what you need to know to stay compliant:

Size Limit: The standalone structure must be 45m² or under.
Location: Must be built strictly at the rear of the main property.
Boundary Distance: The structure must be placed at least 0.6 metres away from boundaries.
Garden Space: A minimum of 25m² of private garden space must remain available.
Building Regulations: Units must fully comply with Irish Building Regs, including fire safety and insulation.
