The latest figures on mortgage approvals have been released by the Banking & Payments Federation Ireland, full report on the link below:

✅ There was a total of 5,694 mortgages approved in May with first-time buyers accounting for 3,361 and mover purchasers accounting for 1,044 of these mortgages.

✅ There was a big increase in re-mortgage/switching activity with overall figures rising by 33.4% in volume terms year-on-year.

✅ The total mortgages figure approved in May was valued at €1,878 million.

Overall the figures released show there is continued strong demand from first time buyers with increased activity around switching and mortgage top up lending.

✅ House and apartment selling prices in Dublin were 2.3% lower than the same last year which gives the first annual decline since 2023.

✅ Overall on a national basis, Daft.ie said selling prices rose by 3.2% in the year to June (compared with the first half of 2025) - the slowest rate of increase since 2023.

✅ The research suggests average asking prices for homes in rural areas are rising at a considerably faster rate than in cities - further contributing to what Daft.ie said is a “two-speed market”.

✅ The research found that in the year to June average asking prices for homes nationally rose by 3.8% to €445,000, which is down almost half from the rate of 6.8% at the same time last year.

New build home sales were up by 17% but new builds alone will not solve things, there has to be a pick up in the second hand market in order to have an overall healthy property market.

The latest figures were released yesterday by the CSO on house price growth:

✅ Annual residential property price inflation eased to 6.2% in April from 6.7% in March.

✅ The CSO figures show that the median price of a home purchased in the 12 months to April was €394,980.

✅ The figures show that property prices nationally have increased by 179.2% from their trough in early 2013.

The latest mortgage approvals report from the BPFI:

✅ The overall number of mortgages approved in April was 4,729 up 5.5% compared to March and 0.5% higher than in April 2025.

✅ Re-mortgage/switching activity jumped by 23.4% in the month, and 6% in the year.

✅ First time buyers accounted for about 60% of the mortgages approved which was 3.4% higher in the month but down 0.3% year-on-year.

✅ The average mortgage approved in the month was around €327,130, compared to €319,235 in April 2025. That is a 2.5% increase year-on-year.

Overall, these figures show mortgage demand remains strong and there is definitely a greater push by some consumers to review and lock down a lower fixed rate before the European Central Bank potentially begins to raise rates over the coming months.
