When booking a snag list inspection for you new build property remember generally builders only allow for one snag list the second visit is for a DE SNAG not a re snag. The snag inspection (first visit) is where the snag inspector or yourself lists all the defects /unfinished items/ poorly finished items or items that do not comply with current building regulations. The system used by most builders is they invite you to visit your new property stating that the property is ready for inspection / snagging. The builder will give you a date that the property will be ready from, you then decide if you want to inspect it yourself or you want to engage a snag inspector. Once you have decided who is inspecting your property you arrange the appointment with the snag inspection company for the inspection and with the builder for access. At this point you should check if the builder will allow you on sit during the inspection, there are some builders that do not allow the purchaser to attend as the house could be situated on a live part of the construction site. Once the list has been compiled and agreed, the list should be sent to the builder for completion, the builder will complete the required works on the list and the invite you to arrange for the completed works to be checked, this is a DE-SNAG.
All the items on the original list are checked for completion, this is not a complete re-snag of the property where you find extra items and add them to the list, it is simply checking that all outstanding items on the initial list have been completed, now if there are very obvious damage that have happened during the repair process for example broken glass in a window then that can be added.
This is why it is very important to list all the items you want rectified on the initial snag list.
