February–March Update

March was a very busy month. We got Stephen and Sinead into their beautifully finished dormer—I’m looking forward to sharing some photos of this in the coming weeks 👏🏻👏🏻

We also started two new homes in March, which was great. Two bungalows—one in Tramore and one in Kilrossanty 😊 Both got off to a strong start with some good weather, and they’ll really begin to take shape over April and May ☀️

In Carrickbeg, we’re currently at block stage, and I’m hoping to be measuring for concrete floors in less than two weeks ⬆️

I’m lucky to have three houses underway in my local parish of Clonea. The first is having its floor poured tomorrow—always a great milestone. The second is at first fix and due to be sealed by mid-month, and the most recent one was joisted today 😊

On our .house.build new build, we’re flying along—the roof structure on the house and garage is almost complete 🏡

Over the next 10 days, we should have power and heating on in Newtown, and the finish line will come into view fairly quickly after that 🏁🏁

In Piltown, we’re fully first fixed, and by the end of the month we will be ready to plaster 🩹😂

In Mooncoin, we’re very close to handing over this bungalow for Emma. Cleaners are coming in next week, so it’ll be s***k and span 😊

Another bungalow in Rathgormack is close behind, with the kitchen now fitted. We should be very close to completion by the end of the month ⌛️

Similarly in Ballyneal, we’re about six weeks out, with tiling currently underway and another kitchen due later this month 😎

More houses starting, more houses finishing—

There’s no point saying otherwise — it’s been tough going at the moment. The rain has been relentless.
Important though to put perspective on things.
People’s homes and businesses have been flooded in parts of the country this week, that’s what you call a problem!!

Despite the shocking weather, there have been some nice highlights over the past few weeks. We’ve had two lovely house handovers — one in Dungarvan and another in Carrick.

Since the beginning of November, we’ve still managed to start three new projects in Tramore, Clonea and Carrick Beg. These are currently at floor level, base level, and formation level respectively. With a bit of decent weather, all of these will really begin to take shape throughout the Spring 💪🏻

Elsewhere, projects around Carrick are moving nicely — plaster-ready in Ballyneale while on the Piltown side the roof is on and the house will be sealed in 2 weeks ☔️🪟

In Clonea, both bungalows now have blockwork complete to wallplate, with roofs going on each next month 💪🏻🏡
Our timeframe in Newtown has had a really progressive 10 weeks or so where we got the house insulated,airtight,slabbed and poured the floors. We already have 3 weeks skimming done inside this year 🚗💨

Mooncoin and Rathgormack are right on track with clients moving in by the end of next month 😊🧳🛋️
Another Rathgormack project got power and heating on this week, allowing us to plan towards the finishing line 🔥🏁

There’s a busy year ahead, so hopefully the weather turns in our favour and we can keep those above motoring along and kick on with the next round of projects across the South East. In weather terms at least , things can only get better (I hope) 🎶

The real kudos here has to go to Carol for her great taste in choosing the finishes.

Personally, I’m useless at choosing finishes —but I know it when I see it.
I also know the best people who can pull it all together 😎

As 2025 draws to close I want to thank all those who I have done work for this year, previous years and the year ahead.
I started over 30,000 sq ft of homes in 2025, thats the equivalent in size to 25no 3 bed semi detached homes.

I’m very grateful & appreciative for this volume of work as having a steady supply of projects allows me to keep trades with me. That keeps jobs moving, programmes on track, and ultimately gets people into their homes.

Much of this work is local to me and most of my projects come through word of mouth, undoubtedly helped by platforms such as social media. And while I can’t please everyone, I have a 98% success rate, only once in 6 years not finishing what I started.

I operate a one-in, one-out system — meaning I start a project as another finishes. At least that’s how it’s planned out !
This means sticking to timelines is just as important to me as it is to clients. I have to finish their house because someone else is waiting for me to start theirs!
I only take on a limited number of projects and because of this, I turn down many jobs as sometimes people can’t wait for me.
That’s understandable too as it’s August before I can consider new jobs for 2026.

However, I’m unwilling to overload my schedule or let quality suffer by taking on too much.
There’s a threshold in which I can take on enough projects to keep trades busy, while not biting off more than I can chew.
You could argue that is an opportunity to expand or bring someone else in.
I’m of the opinion that if you’re getting Johnny Carroll to project manage your house, then Johnny Carroll should be the one doing it 🤷🏼‍♂️.

I believe the process in itself offers a very fair bargain all round. Clients get excellent value for money — a quality-built home delivered by a qualified and experienced construction manager, and completed within a 12-month timeline.
A steady supply of work allows all that to happen.

Thanks as always for the continued support and work. I don’t take it for granted.
