๐ Renting an Apartment in Israel? Donโt Sign Before You Read This.
Whether you're apartment-hunting in Jerusalem, Tel Aviv, Beโer Sheva or anywhere in betweenโhereโs a quick checklist of what you NEED to know before signing a lease:
โ
Confirm Ownership
Ask to see the landlordโs ID and proof they actually own the apartment (ื ืกื ืืืื, recent Arnona bill, etc.).
โ
Review the Lease Carefully (WITH A LAWYER)
Check the rental period, notice clause, sublet terms, who pays Arnona, building maintenance (ืืขื ืืืช), and utilities. Get everything in writing.
โ
๐จ Make Sure the Apartment Isnโt an Illegal Subdivide ๐จ
An illegally divided unit (ืืืจื ืืืืืงืช) can expose you to legal problemsโand worse, itโs a real safety hazard. In emergencies, rescue teams rely on official building plans. If your unit doesnโt match the blueprints, it could cost lives.
โ
Test the Essentials
Water pressure, hot water system (solar/electric), air conditioning, lights, appliances, and fuse box.
โ
Shabbat-Friendly?
If it's applicable, ask if there's a Shabbat elevator and if included appliances have a Shabbat mode.
โ
Future Construction?
Ask if the landlord is aware of upcoming construction, such as ืคืื ืื ืืื ืื, Tama 38, or nearby projects. These can affect noise, dust, and even your ability to renew your lease.
โ
Check for Nuisances
Nearby bars, restaurants, bakeries, or laundromats? These can bring noise or smells that ruin your experience.
โ
Ask About Costs
Request recent bills to understand the monthly costs for electricity, water, gas, and Arnona.
โ
Visit More Than Once
Go at different timesโmorning, night, weekday, and Shabbatโto get a true sense of the building and the neighborhood.
โ
Before Signing
Take timestamped photos of the apartment, and get a full signed copy of the lease, including any furniture or appliance list.
