The Karnataka government has increased the Floor Area Ratio (FAR) in Bengaluru by up to *60%*, allowing developers to build taller buildings by paying a premium. This move is aimed at boosting vertical growth, maximizing land use, and creating more housing inventory, especially in key areas like Kanakapura, Hoskote, Anekal, Nelamangala, and near the airport. Under the new rules, plots with wider roads can get additional FAR through premium payments and Transferable Development Rights (TDR), encouraging joint development and merging of smaller plots.
While developers have welcomed this as a positive step to meet the city's growing demand, experts and environmentalists warn it could worsen Bengaluru's existing problems like traffic jams, water shortages, flooding, and overloaded sewage systems. They emphasize the urgent need for better urban planning to handle the added pressure on infrastructure, or else the city might struggle to keep up with this rapid vertical expansion.
