Did you Know?
1. When your land is actually converted to PLOT If you own a piece of land in and around Chennai?
As the Supreme Court Quashed Regularisations 2000 - 2003, all the UNAPPROVED PLOTS (means unapproved layout plots which were first sold after conversion from Patta Cents / Acres to individual plots after December 1989) are labelled as UNAUTHORIZED and henceforth will not be given approval by any Government bodies for doing any activities.
This norms is strictly being followed by CMDA and Corporation of Chennai. Though there is a circular stating that the extension is given till December 2000.

2. How to verify if my land can be of any use?
If your layout where you own a piece of land is APPROVED by CMDA or DTCP - NO WORRIES. IF NOT, then do the following
Take your documents and go through the parent documents and see WHEN (Date) the document for your piece of land is being registered by the first owner. Even in Unapproved layouts if the first owner purchased the land before December 1989, then it is good for approval with Open Space Reservation (OSR) charges, Otherwise the property is not of any use for now, until there is any Govt. Changes in the Mandate.

Please make sure that you verify these before you purchase a land.

Note: There was a time when the Govt bodies gave approvals based on the other approvals in the same layout even if your documents didn't meet the criteria.But the time is changed now. So, please do not get carry away with false promises. If you get a land at a cheap rate compared to other plots in a locality, this is one of the criteria to keep an eye on!!

let us see the basic Vaastu rules to be considered while constructing a house.

1. Leave more space on East than West and on North than South.

2. Dig the bore well at the Northeast of the plot. However, it shouldn’t be exactly on the diagonal drawn between Northeast and Southwest points.

3. Main door can be at eastern part of North or northern part of East or northern part of West or eastern part of South.

4. Main gate can be at same places mentioned above.

5. Kitchen should be at Southeast of the building.

6. Master bedroom can be at Southwest.

7. You can have a bedroom at northwest too.

8. Let the prayer room be at northeast.

9. Children’s bedroom can also be at northeast.

10. More weight should be at south side especially at southwest.

11.Less weight should be at North especially at northeast.

12. South should be slightly higher than the north.

13. Avoid constructing toilet at southwest and northeast corners.

14. Sump should be at north.

15. There must be windows on North and East mother walls of the building.
