Underperforming and untrained look identical on a report. They are not the same problem. π
You can't fix a skill gap with pressure. Here are the four layers training actually covers π
1οΈβ£ Product knowledge beyond the brochure
Not the amenity list. Which tower gets evening sun. Why Block C is priced lower. What the builder's last three deliveries looked like. Depth removes hedging and buyers read hedging as risk.
2οΈβ£ Discovery, done properly
Untrained: ask budget and configuration, then present.
Trained: establish who else is deciding, what triggered the search, and what would make this a clear no. Ten minutes here changes everything after.
3οΈβ£ Objections as diagnosis, not rebuttal
Price objections are rarely price. Timeline objections are rarely dates. Ask one clarifying question before you answer because answering the wrong objection well still loses the deal.
4οΈβ£ Process discipline
Response time. Written notes on every call. Follow-ups that add information instead of repeating it. Least glamorous layer, biggest impact on conversion.
Most teams get targets on all four and training on none. π―
Quick diagnostic: ask any executive to explain without notes why a buyer should choose your project over the nearest competitor. That answer tells you which layer is missing.
