🔍 भारत में पी-सेगमेंट लोन की पूरी लागत को समझना

जब लोग पी-सेगमेंट (पर्सनल सेगमेंट जैसे वाहन, घर, मॉर्गेज आदि) लोन लेते हैं, तो वे अक्सर केवल ब्याज दर पर ध्यान देते हैं। लेकिन वास्तव में लोन की कुल लागत में एकमुश्त, आवर्ती और घटनाओं से संबंधित कई शुल्क शामिल होते हैं — कुछ स्पष्ट, कई छिपे हुए।

यहाँ एक सम्पूर्ण विवरण है 👇

✅ एकमुश्त शुल्क (स्वीकृति / वितरण के समय)

प्रोसेसिंग शुल्क – लोन का मूल्यांकन और वितरण करने के लिए

दस्तावेज़ीकरण शुल्क – KYC प्रक्रिया, फाइल सेटअप, समझौते का मसौदा

लोन एग्रीमेंट पर स्टांप ड्यूटी – वैधानिक शुल्क (राज्य के अनुसार भिन्न)

मोर्गेज पर स्टांप ड्यूटी – अचल संपत्ति से सुरक्षित लोन के लिए लागू

लोन बीमा प्रीमियम – जीवन बीमा और/या संपत्ति (जैसे घर, सोना) के लिए

लीगल सर्च शुल्क (प्रारंभिक) – अचल संपत्ति के शीर्षक की जाँच (पैनल वकीलों को दिया जाता है)

वैल्यूएशन शुल्क (प्रारंभिक) – संपत्ति का मूल्यांकन (बाहरी मूल्यांकनकर्ताओं को दिया जाता है)

क्रेडिट रिपोर्ट शुल्क – उधारकर्ता और गारंटर की रिपोर्ट प्राप्त करने के लिए (क्रेडिट ब्यूरो को दिया जाता है)

GST (सेवा कर) – अधिकांश सेवाओं पर 18% लागू

🧾 नोट: लीगल शुल्क, मूल्यांकन शुल्क, बीमा प्रीमियम, क्रेडिट रिपोर्ट शुल्क और स्टांप ड्यूटी जैसे शुल्क आमतौर पर बैंक के पास नहीं रहते — ये बाहरी एजेंसियों या सरकारी विभागों को चुकाए जाते हैं।

🔁 आवर्ती / समय-समय पर / घटनाधारित शुल्क

ब्याज (EMI) – मासिक ब्याज (घटते बैलेंस पर)

वार्षिक समीक्षा/नवीनीकरण शुल्क – ओवरड्राफ्ट या नवीनीकरण योग्य लोन पर लागू

वार्षिक निरीक्षण शुल्क – गिरवी रखी संपत्ति की जांच के लिए

लीगल शुल्क (आवधिक) – लम्बी अवधि के लोन में हर 3 साल में शीर्षक की दोबारा जांच

वैल्यूएशन शुल्क (आवधिक) – संपत्ति के मूल्य का दोबारा मूल्यांकन

लेट पेमेंट शुल्क – EMI चूकने पर जुर्माना

बाउंस शुल्क – ECS/चेक विफल होने पर

पूर्व भुगतान शुल्क (फोरक्लोज़र चार्ज) – लोन की पूरी अग्रिम अदायगी पर

आंशिक भुगतान शुल्क – आंशिक अग्रिम अदायगी पर

ब्यौरा/दस्तावेज़ अनुरोध शुल्क – स्टेटमेंट, NOC आदि की हार्ड कॉपी हेतु

लोन रिस्ट्रक्चरिंग शुल्क – आर्थिक संकट के समय लोन पुनर्गठन कराने पर

📌 ज़रूरी सुझाव: सभी शुल्कों की जानकारी के लिए हमेशा Key Fact Statement (KFS) और सैंक्शन लेटर को ध्यान से पढ़ें। यह जानना ज़रूरी है कि कौन से शुल्क अनिवार्य हैं, कौन से वैकल्पिक हैं, और किन्हें बाहरी एजेंसियों को चुकाया जाता है।
