Eight decisions at the last meeting. Minuted, approved, agreed.

So why is the terrace still leaking?

Usually nobody refused to do the work. The decision simply had no owner once the meeting ended.

This October is Society Health Month at Tick Boxes. Four weeks, four parts of a well-run society: governance, compliance, operations and finances. We start with governance, because that is where decisions either move or stall.

Try it with one decision from your last meeting. Who is carrying it? What happens next? When will the committee hear back?

Professional management isn’t about taking decisions away from the committee. It’s about making sure the decisions don’t stop at the meeting table.

Most residents pay the maintenance bill without reading it. Here is what each line means under the 2026 Rules.

Service charges divide equally per flat. Property tax and major repairs go by carpet area. The sinking fund has a minimum of 0.25% per year of construction cost, and the repair fund 0.75%, shown separately. Non-occupancy charges are capped at 10% of service charges only. Interest on arrears is capped at 12% simple.

Now the part nobody puts on a carousel. Knowing this takes four minutes. Producing a correct bill takes twelve months.

Every line recalculated per flat, every month. Arrears tracked. Funds kept separate. Receipts reconciled. All of it defensible when the auditor opens the books in September.

A Tick Boxes Society Manager builds the bill on the prescribed basis and keeps it audit-ready through the year, so the committee is never reconstructing a year in a fortnight.

Save this before your next bill. If it does not match this basis, ask your committee in writing.

Today, homes and societies across Maharashtra bid farewell to Bappa.

Ten days of aartis, visitors, music and togetherness. And behind them, ten days of quiet work by the people who kept it all running. The security team, the housekeeping staff, the volunteers, the organisers.

Every society that felt effortless this week had somebody making it so.

As the procession leaves the gate today, a thank you to each of them.

Ganpati Bappa Morya. Pudhchya Varshi Lavkar Ya, from all of us at Tick Boxes.

Can a member ask to see the society's accounts? Yes. Under Section 154B-8 of the MCS Act, members have the right to inspect the society's records by following the laid-down process.

In many buildings this simple question creates tension. Not because anyone did anything wrong, but because the records live in old files and personal laptops, and producing them is a week of work nobody has.

In a professionally managed society, the same question is unremarkable. The books are current, the minutes are filed, and transparency is a routine rather than a confrontation.

A Tick Boxes Society Manager keeps them that way through the year, on the ground and on record.

Trust between a committee and its members is not built at the AGM. It is built in the files, months earlier.

Today, homes across Maharashtra welcome Vighnaharta, the remover of obstacles.

For ten days, societies become their best selves. Lobbies decorated, neighbours together, everything looked after.

That feeling has a name in our work. It is what a well-run building feels like every month of the year, when the obstacles are handled before residents ever see them.

May your home feel this cared for all year.

Ganpati Bappa Morya. Happy Ganesh Chaturthi from all of us at Tick Boxes.

September is the Treasurer's hardest month. Audit closure, AGM accounts, festival collections and quarterly bills. All at once, all after office hours, all unpaid.

And it is not just admin. The committee carries statutory responsibility for how the society's accounts are maintained. That is a lot to hand a volunteer with a full-time job.

Most Treasurers didn't take on the role because they wanted a second profession. They stepped up because someone had to.

A Tick Boxes Society Manager works on the ground, supported by our in-house accounting and audit team, with connected technology tracking the day-to-day work continuously. The Treasurer focuses on review, decisions and oversight instead of doing a second job after hours.

Professional management is not an expense your society absorbs. It is the reason your committee gets its evenings back and your building gets run properly.

Tag a Treasurer who deserves their September back. Tick Boxes, 7777051052.

Can a society cut a defaulter's water supply? No. Water and electricity are essential services, and disconnection is not a recovery method the law provides.

The lawful route is Section 154B-29 of the MCS Act: a final notice, an application to the Registrar with the statement of accounts, a hearing, and a recovery certificate enforceable like arrears of land revenue.

The route is powerful. But it runs entirely on records, and records are built over twelve months, not in the week you decide to act. Correct bills, clean ledgers, recorded reminders, properly minuted resolutions.

A Tick Boxes Society Manager keeps them recovery-ready through the year, so the committee has a real option when it needs one.
