I. STRUCTURAL AUDIT / SURVEY / Minor - Major Repairs - ( As per bylaw No. 77 ) & BMC / ISSE norms. Building survey / Audit,Non-Destructive Test, Structural Analysis & stability.

II. Tender process, selection of contractor, techno – legal agreement, quantity & quality check.

III. DEEM CONVEYANCE: Notice to builder , petition to authorities , attending hearings , judgments , counseling for stamp duty,registration, mutation, property card and other document updating.

IV. REDEVELOPMENT : (As Per 79 A ) feasibility report, tendering process, selection of developer, development agreement, architectural planning & structural planning, checking of all approvals before vacation, supervision during construction , confirmation of construction quality & carpet area, defect liability period.

Broad Stages of Redevelopment

Broad stages of the process of redevelopment shall be as follows:

Phase I – Feasibility Report:

1. Appointment of PMC

2. Study of available property documents

3. Obtaining latest/ additional documents from various authorities

4. Plot survey

5. Estimation of existing carpet area

6. Preparation of a Feasibility Report

7. Discussing feasibility report, Finance model with members & finalizing parameters for tendering


Phase II – Arranging Finance and Tendering:
