Credai strongly opposes statement of hon minister piyushji goel.
1) 1/4/2015 to 31/3/20 in last 5 years real estate prices not increased - all know this ( no need to give data also ) .
2) we can say that 5 years inflation is loss to developers .
3) Now & even in past 5 years cement , steel etc prices jumped high.
4) in put tax credit on GST denied to developers which straight away increased construction cost by rs 250+ per sq ft.
5) Local authority cess , premiums increased.
6) Now labour cost will jump high.
7) Due to slow sale interest burden increased.
8) Delay in approval also always increases interest burden ( nobody has seen ease of doing business )
9) last 2/3 months no sale but expenses going on.
10) Pressure of delivery on time increases interest & construction cost.
11) margins r shrieked to rock bottom . Due to further reduction in sale cost will push developers accounts to NPA. Then how projects will be completed. ? .
12) In maharshtra govt did not increase last 2/3 years. ready recknor rates. In fact this year planning to reduce it. Wt all above indicates ? Central govt is not ready to look at real estate industry. Banks / NBFC r not reducing interest rates. They r 15/20% Per year.
