You can have a title and still have an access problem.

That's why buying property isn't just about asking:
“Does it have a title?”

You also need to understand how the property is accessed and what legal rights support that access.

One person brings the title.
Another brings decades of family history.
Someone else brings old receipts, agreements or evidence of use.

And suddenly everyone says:
“The land is mine.”

That's when the question becomes more important than the argument:
What legal right can actually be established?

We’ve used it for years” is a starting point, not necessarily the whole argument.

If a property has been used for decades, the details matter: what was used, how it was used, and what evidence exists.

A property dispute can look like one argument when it is actually several different questions.
Who owns the land? Who has access? What can be built? What approvals are needed?
Those questions do not necessarily have the same answer.

A title is important.
But property ownership should not be treated as a box you simply tick.

You want to understand the rights attached to the property and whether those rights can actually be used and enforced when you need them.

Clarity is part of protecting your property.

Knowing you own property is important.
Knowing exactly what your ownership covers is even more important.

Where are the boundaries?
How do you access the property?
Are there rights affecting it?
Are there restrictions you need to know about?

The more valuable the property, the less you should rely on assumptions.

Property arguments often sound simple until you ask one question: “What does the law say?”

“I own it.”
“We’ve always used it.”
Both statements can sound convincing. Neither should stop you from asking the harder questions.

Property law is rarely as simple as pointing to one person and saying, “That's the owner.”

There may be questions about access, boundaries, easements, use and other rights affecting the property.

So don't stop at:
“Who owns it?”
Ask:
“What rights exist here?”

That fence may have been there for 30 years.
It may look like the obvious boundary.

But a physical fence and a legally established boundary are not necessarily the same thing.
Don't assume. Check.

“We own it.”
and
“We've always used it.”
Both may be important.
