STEP 1 — Find a Property

STEP 2 — View the Property & Check the Details

STEP 3 — Receive the Important Matters Explanation

Before signing the purchase agreement, a licensed Real Estate Transaction Specialist (宅地建物取引士) explains important information about the property and the transaction.

This may include property rights, legal restrictions, utilities, and other important conditions that buyers should understand before purchasing.

STEP 4 — Sign the Purchase Agreement

After reviewing the Important Matters Explanation and agreeing to the terms, the buyer and seller sign the purchase agreement.

The buyer generally pays a deposit at this stage.

STEP 5 — Complete Payment & Ownership Transfer

The remaining purchase price is paid, and a judicial scrivener handles the ownership transfer registration.

STEP 6 — Receive the Property 🔑

Once payment and registration procedures are completed, the property is officially handed over to the buyer.

For overseas buyers, additional procedures may apply, including identity verification, proof of overseas address, and certain reporting requirements for non-residents.

⚠️ New applications for Japan’s Business Manager Visa have reportedly fallen by around 96%.

Since the eligibility requirements for the Business Manager Visa were revised in October 2025, the number of new applications has dropped sharply.

According to media reports, the monthly average fell from approximately 1,700 applications during the five months before the revision to around 70 applications during the five months after it—an estimated decrease of about 96%.

Please note that this figure is currently based on media reporting.

The main reason is the significant change in the visa requirements.

Applicants are now generally expected to meet conditions such as:

✔ Capital of at least JPY 30 million
✔ Employment of at least one full-time staff member
✔ A certain level of Japanese-language ability held by the applicant or a full-time employee
✔ Relevant management experience or an eligible academic background
✔ A business plan reviewed by a qualified professional

The Business Manager Visa is no longer a route where simply establishing a company and preparing the minimum documents is enough.

Immigration authorities now look more closely at the overall credibility of the business, including the source of funds, the feasibility of the business plan, the staffing structure, and the applicant’s professional background.

In reality, Japanese banks conduct their own screening. They may review not only the company registration, but also:

📄 the actual business activities
🤝 contracts, invoices, or expected transactions
🏢 the company’s office and operating structure
👤 the ultimate beneficial owner
🌍 the purpose of international transfers

These checks are part of Japan’s anti-money laundering framework. Financial institutions may also request additional information about a company’s business, shareholders, and ownership structure.

For a newly established company with little operating history, it can be especially important to show that the business is real, concrete, and ready to begin. Some banks ask for contracts, invoices, purchase orders, business plans, office leases, or relevant licenses.
