Here are some pointers for you:-
● Always ensure you do your due diligence before purchase. Get all relevant documentation and verify their validity through the issuing authorities. This includes a company search if the seller is a land buying and selling company.

●Do not pay any money without:-
☆Physically seeing and inspecting the property.
☆Obtaining and verifying the relevant documentation. This includes a company search where the seller is a land buying and selling company in order to verify that it is a registered company.
☆ Entering into a written agreement between yourself and the seller. Do not sign the agreement until you have read and understood it in entirety. The agreement should contain everything you agreed on. Do not assume anything.

●Get yourself a lawyer. It is better if you have a lawyer handle the transaction for you from the beginning. This includes doing the due diligence on your behalf and drawing any documents required. However if this is not possible atleast have a lawyer look at the sale agreement and explain its contents to you before signing it.
