Steps when purchasing land.
1) site visit check out for beacons .
Beacons show the shape and size of land.Distinct boundaries

2) official search done at the ministry of lands.
Copy of title deed is required, filling of search application form and pay KSH 500
3) Search at the county office because if they are unpaid land rates they will affect the price.
4)Land maps from survey of Kenya.Two maps are issued one map is to scale and the other one is an overview of lands adjacent.
Pay KSH 300.
5) Ground verification with the surveyor to check out the dimensions.
6) Sale Agreement prepared by the seller.documents included are:transfer forms from the company in triplicate
3 photos each of 2 directors
Copy of registration of the company
Land control board license
7) Payment to seller

8) Payment of stamp duty.2%Agricultural land
4%local municipality

10) Exchange of documents
