DIASPORA LANDOWNERS: HOW TO PROTECT YOUR PLOT FROM AFAR
You bought the land. You have the title. But distance makes it vulnerable – to squatters, fraudsters, even a claim of "adverse possession" if someone stays on it long enough.
Here are four practical ways to secure your property, even when you're thousands of miles away.
1. Put up a visible fence – and make it permanent
A strong wall or high‑quality wire fence isn't just physical protection. It's a legal statement: this land belongs to someone, and they are watching. Squatters look for open, unmarked ground. A solid fence says "keep out" before they even step onto your plot.
2. Add a warning sign with your details
A simple sign – your name, your Kenyan phone number (or a trusted contact), and the land reference number – tells neighbours and passers‑by that the property is not abandoned and not for sale. It also gives honest people a way to reach you if something suspicious happens.
3. Run a regular Ardhi Sasa search
You don't need to fly home for this. Using the Ardhi Sasa portal (or ask someone you trust), do an official land search at least twice a year. This alerts you to any fraudulent "cautions," transfers, or claims registered behind your back. Catching it early is the only way to stop it.
4. Keep a physical presence on the ground
This is the hardest one from a distance, but also the most critical. A caretaker you trust – not just a casual neighbour – who visits weekly, takes photos, and reports to you can stop an "adverse possession" claim before it matures. In Kenyan law, if someone openly occupies your land for 12 years, they can legally claim it. A regular visit, a locked gate, and a sign breaks that timeline.
Bottom line: Your land doesn't need you to be there every day. It needs you to be present in the eyes of the law. Fencing, signage, digital searches, and a trusted caretaker do that for you – from anywhere in the world.
